GRANTED BY THE PLANNING COMMISSION ON VARIANCE
APPLICATION NO. 1872, FILED BY T. M. REYNOSO & CO.
WHEREAS, after public hearing on notice, the Planning
Co~aission granted a variance on Variance Application No. 1872,
filed by T. M. REYNOSO & CO. to permit the construction of eight
4-unit apartment buildings on separate lots on C-2 property at
1619 A-D to 1633 A-D West Walnut Street, Santa Aha, California;
and
WHEREAS, Appeal Application No. 118 was duly filed by the
DEPARTMENT OF PUBLIC WORKS, CITY OF SANTA ANA, appealing the
decision of the Planning Commission to grant said Variance without
attaching conditions to said approval and requesting a hearing before
the City Council; and
WHEREAS, the City Council, after public hearing on notice,
has determined that said variance should be granted subject to the
conditions hereinbelow set out.
NOW, THEREFORE, BE IT RESOLVED: That the decision of the
Planning C~Lai,ission to grant a variance on Application No. 1872 to
permit the construction of apartment buildings at 1619 A-D to
1633 A-D West Walnut Street, Santa Aha, California, is hereby
approved but with the addition of the following conditions which
were not imposed by the Planning Commission:
1. That a six-foot concrete block wall be constructed along the
applicant's north property line;
That the applicant cc~ply with all provisions of the R-3
District except for front yard setback, which may vary
from 10 feet to 15 feet;

That a mutual parking agreement or other document guarantying
perpetual access through a 20-foot private driveway at the
rear of the project to all properties in Tract No. 5436;
4. That all parking be to City standard;

That a complete landscaping plan for the project be submitted
to and approved by the Planning Department; said plan to
include the type, size and location of all plant materials
used. Said plan is to be implemented and maintained;

That develola~ent be according to revised plot plan and Tract
No. 5436 except for minor modifications approved by the
Planning Director;

That the following conditions be complied with prior to issuance
of a building permit:
a. That the subdivider's engineer furnish the Department
of Public Works an on-site drainage flow plan showing
the direction and flow to adjacent streets when this
property is developed;
That the subdivider's engineer furnish the Department
of Public Works a final grading plan including existing
elevations along the property lines;
c. That all elevations be on 1958 Orange County Survey
Datum;

That all plans and surveys for the required improvements
be completed by the owner's engineer and submitted to
the Department of Public Works for approval;

That the following conditions be cc~plied with prior to issuance
of utilities release by the Building Department:
a. That the owner provide sanitary sewer facilities to meet
with the approval of the Department of Public Works;
b. That the owner place sidewalk and repair any broken curb
on Walnut Street.
PASSED AND ADOPTED by the City Council of the City of Santa
Aha at its regular meeting held on the 16th day of March, 1964.
