LT.~ K. DAVIS W~um~EAS, after hearing on notice the Zoning Administrator DENIED a variance on Application No. 1904, filed by JOHN P. and STELLAK. DAVIS to allow the conversion of an existing duplex into medical offices; and the Planning Commission affirmed the decision of the Zoning Administrator; and WH~, at the request of the City Council said Variance Application was set for hearing before said City Council, and it wes determined at said hearing that the public necessity, convenience and general welfare require that the decision of the Zoning Administrator and the Planning Commission should be overruled and that said Variance should be granted subject to applicable conditions; NOW, TaEFJ~FORE, BE IT RESOLVED: That the decision of the Zoning Administrator and the Planning Commission to deny a variance on Application 1904 be and the same is hereby overruled and that Said Variance is granted to allow the conversion of an existing duplex into medical offices at 1613-16t5 Durant Street, Santa Aha, California, subject to the following applicable conditions: That applicants shall never have more than two (2) doctors' offices in the subject building and property, nor more than three (3) doctors' offices on both the subject property and the property known and numbered as 1616 North Broadway, Santa Aha, California; 2. That development be according to plot plan, except for minor modifications approved by the Planning Department; 3. That a landscaping plan be submitted to and approved by the Planning Department; That one (1) non-illuminated sign be permitted; said sign shall not exceed eight (8) square feet of surface area; PASSED AND ADOPTED by the City Council of the City of Santa Ana at its regular meeting held on the 6th day of July, 1964.
