COMMISSION AND GRANTING A VARIANCE ON VARIANCE
APPLICATION NO. 1697 FILED BY W. W. RUSK, SUBJECT
TO CONDITIONS
WHEREAS, after public hearing on notice, the Planning
Commission denied Variance Application No. 1697, filed by W. W.
to establish a general business and professional office in an
existing residential structure in anR-2 District, located at
1128 South Standard Avenue; and

WHEREAS, Appeal Application No. 78 was duly filed by said
applicant requesting a hearing on said Variance Application before
the City Council; and
WHEREAS, the City Council, after public hearing on notice,
has determined that the Planning Commission should be overruled and
that said Variance should be granted, subject to conditions.
NOW, THEREFORE, BE IT RESOLVED: That the City Council of the
City of Santa Aha does hereby grant a variance on Variance Application
1697 to permit the prOperty located at 1128 South Standard Avenue in
the City of Santa Ana, County of Orange, State of California,
described as:
Lot 16, Tract 3293, Miscellaneous Maps, 104/30-31
in an R-2 District to be used for the establishment of a general
business and professional office. Said variance is granted subject
to the following conditions:
1. That said Variance be subject to all provisions and restrictions
of the Professional District.

That off-street parking be determined in accordance with the
Professional usage of the property and said parking be to City
standards, of asphalt or concrete, marked and with wheel stops
on each space.
3. That any lighting used in conjunction with the parking area be
reflected away from adjoining residences.

That a six-foot solid block wall be constructed on the applicant's
North property line where said North property line abuts the
parking area or non-residential use.
That the required ten-foot South side yard abutting the parking
area be landscaped and that the parking area be screened by a
site obscurring hedge (maintained at a height of 4 feet) and/or
a decorative block wall not exceeding 4 feet in height.
That this Variance will apply only to the professional use
initially occupying this structure and cannot be transferred to
other types of professional uses.

That violation of any of the aforementioned conditions will, after
two-weeks written notice of said violation from the City Attorney's
office, enable proper City officials to terminate the business
operations of the applicant, his heirs, assignees or successor
in interest, by all reasonable measures, including, but not
limited to, the revocation of the business license permit and the
discontinuance of all utilities.
PASSED AND ADOPTED by the City Council of the City of Santa Ana
at its regular meeting held on the 21st day of January, 1963.
