SEP~NA, SUBJECT TO CONDITIONS %~HEREAS, Preliminary Record of Survey ~iap NO. 195 was filed on Nove~er 22, 19J0, by JOE L. SERIFA; and ~IEREAS, the Planning-Department has received and reviewed this ~p and recor~aended denial; and W/{EREAS, the City Council has duly held a public hearing on said question and determined that public necessity, convenience and general welfare require that said Preliminary Record of Survey ?iap No. 195 be approved subject to conditions. NOW, THEREFORE, BE IT RESOLVED: That Preliminary Record of Survey Map No. 195, filed by JOE L. SERNA, is hereby approved, subject to conditions as follows: 1. ~l~nat an easement for street purposes measured 42 feet North of and at right angles to the center line of Sugar Avenue along the Southerly edge of the property be dedi- cated to the City. 2. That all vehicular access rights to Sugar Avenue be dedicated to the City. 3. ~hat an easement for street purposes measured 40 feet from and at right angles to the Easterly boundary of the property along said Easterly boundary be dedicated to the City. Further, said easement shall provide for one-half of a cul-de-sac in the Northeast corner of said property and said cul-de-sac portion shall also be dedicated to the City. 4. That the improvement plans be submitted to the Depart- ment of Public Works for approval. 5. That the owner shall improve the dedicated street ease- memts in accordance with standards established by the Department of Public Wo~cs, and that all improvements re- quired to be made or installed by the subdivider be in accordance with the design standards and specifications of the Santa Aha ~4unicipal Code. ~. That the proposed property lines be reoriented in such a manner that each parcel shown on the Preliminary i4ap shall have frontage on the 40 foot street hereinabove pro- vided by condition No. 3, and that access for said parcels shall be limited to said street. 7. That a final Record of Survey ~lap be recorded; and that a copy of said recorded map be submitted to the Department of Public Works within ten days after recording. -1- 8. Deeds conveying the hereinabove described easements and vehidular access rights shall be prepared at the owner's expense by a c~petent title company on City deed forms. Further, the owner shall furnish a standard form of Title Insurance Policy in the amount of $1,000.00. 9. That the subdivider make the required $150.00 business license tax payment to the City. 10. That elevations shown on all plans be on Orange County datum. 11. That all conditions be complied with for each lot prior to the issuance of a utilities release by the Building Department for that particular lot.
