VARIANCE APPLICATION 67-62 FILED BY FR3LNK R.
HILDITCH, SUBJECT TO CERTAIN CONDITIONS
WI{EREAS, after public hearing on notice the Zoning Administrator
granted a variance on Variance Application No. 67-62, filed by FRANK
R. HILDITCH, to permit the construction of two apartment units in an
R-2 District in addition to two existing apartment units on property
at 1011 North Parton Street, Santa Ana, California; and
WHEREAS, Appeal Application No. 196 was duly filed by FRANCES
V. FERRIS, appealing the decision of the Zoning Administrator to
grant said Variance and presenting the matter to the City Council;
and
WHEREAS, the City Council, after public hearing on notice,
has determined that said Variance Application meets the requirements
of Section 9250.8 of the Santa Aha Municipal Code and that said
variance should be granted subject to the applicable conditions.
NOW, THEREFORE, BE IT RESOLVED: That the City Council of the
City of Santa Ana does hereby affirm the decision of the Zoning
Administrator and does hereby grant a variance on Variance Application
No. 67-62 to permit the construction of two apartment units in an
R-2 District in addition to two existing apartment units on the
property at 1011 North Parton Street, Santa Ana, California; said
Variance is granted subject to the following applicable conditions:
1. That the development be according to the revised plot plan except
for minor modifications approved by the Planning Department.
THE FOLLOWING CONDITIONS ARE TO BE COMPLIED WITH PRIOR TO THE ISSUANCE
OF A BUILDING PERMIT:
2. That an easement be provided for alley for a width of 10 feet,
center line to property line, for street purposes.
NOTE:
Dedication shall be initiated by owner through the Department
of Public Works at least two weeks prior to application for a
Building Permit to avoid delay.
3. That the owner submit street improvement plans for alley.
4. That all elevations be on 1958 Orange County Survey Datum.
That all plans and surveys for the required improvements be
completed by the owner's engineer and submitted to the
Department of Public Works for approval.
THE FOLLOWING CONDITIONS ARE TO BE COMPLIED WITH PRIOR TO ISSUANCE OF
UTILITIES RELEASE BY THE DEPARTMENT OF BUILDING SAFETY AND HOUSING:
That the owner place full width alley improvements to include a
four-foot wide alley gutter on the future center line of alley.
7. That the owner replace all sidewalk on Parton Street.
