IMPOSED BY THE PLANNING COMMISSION IN GRANTING
CONDITIONAL USE PERMIT 70-6 FILED BY SANTA CROWN
PROPERTIES
WI{EREAS, after public hearing on notice the Planning Commis-
sion granted a conditional use permit on Application 70-6 filed by
SANTACROWN PROPERTIES to permit the utilization of an existing
building for the manufacture and retail sales of furniture in an
M-1 District at 3731 West Warner Avenue, Santa Ana, California; and
WHEREAS, Appeal Application 246 was duly filed by the
applicant appealing conditions 7, 8, and 9 imposed by the Planning
Commission and presenting the matter to the City Council; and
Whereas, the City Council, after public hearing on notice,
has determined that said Conditional Use Permit meets the require-
ments of Section 41-638 of the Santa Ana Municipal Code and that
conditions 7, 8, and 9 imposed by the Planning Commission should
he deleted;
NOW, THEREFORE, BE IT RESOLVED: That the City Council of the
City of Santa Ana does hereby overrule the decision of the Planning
Commission and does hereby delete Conditions 7, 8, and 9 from the
conditions of approval of Conditional Use Permit 70-6 and does
permit the utilization of an existing building for the manufacture
and retail sales of furniture in an M-1 District at 3731 West
Warner Avenue, Santa Ana, California; said Conditional Use Permit
is granted subject to the following applicable conditions:
1. That development be according to the approved plot plan except
for minor modifications approved by the Planning Department;
That a landscape plan be submitted to and approved by the
Planning Department, and that said landscaping be implemented
and be continuously maintained;

That all signs on the subject property be in scale with the
proposed development and be approved by the Planning
Department; however, there shall be only one pole sign which
may be illuminated but not be flashing, blinking or rotating;
Prior to the issuance of utilities release, building and
sprinkler system for fire protection shall meet with the
approval of the Fire Department;
Ail outside storage of trucks, trailers, equipment or supples
of any kind shall be behind the existing building and shall
be screened so as not to be visible from Otis Street,
Pendleton Avenue or Warner Avenue.
6. There shall be no outside sales or manufacturing.
