HomeMy WebLinkAbout71-097RESOLUTION 71-97 OVERRULING THE DECISION OF THE PLANNING COMMISSION AND CONDITIONALLY GRANTING VA 71-46 FILED BY F. E. AND FRANCES MC CARTER BE IT RESOLVED: That, the City Council of the City of Santa Ana does hereby overrule the decision of the Planning Commission and does hereby grant Variance Application 71-46, filed by F. E. and Frances M. McCarter, to allow professional offices in an exist- ing residence in the R 3B District at 926 N. Flower Street. This VA is granted subject to the following conditions: That development he according to the approved plot plan, except for minor modifications approved by the Planning Department. 2. That all conditions of the Building and Fire Departments be met. That a landscape plan be submitted to and approved by the Planning Department, including the provisions of Sec. 41-618 of the Zoning Ordinance, and that said landscaping be implemented and be continuously main- tained. Submit to the Department of Public Works, for their approval, an acceptable final grading plan or an on- site drainage plan or both, showing the direction and means of flow to the adjacent street (s) or channel (s) when this property is developed. Plan is to in- clude existing and proposed elevations at the property lines. Applicants should check with the Department of Public Works for extent of study needs. 5. Dedicate required street or alley right of way. 6. Dedicate vehicular access rights. 7. Pay street lighting deposit for future street lights. 8. Construct necessary street improvements: driveway. 9. Repair or replace existing street improvements to City standards: sidewalk. 10. Close existing driveways as required to City standards. 11. Ail public improvement construction shall be subject to inspection and approval by the Department of Public Works. 12. Required property dedications shall be initiated by the owner, through the Department of Public Works, at least four weeks prior to application for a building permit, or use as applicable, to avoid delay. The following requirements must also be met: That the applicant delete from the approved plot plan the three parking spaces along the southerly property line. Flower Street (a) A street easement for a width of 40 feet from construction center line to property line and to include a 25 foot radius span- drel at the southwest corner of Tenth Street and Flower Street.
