OF THE PLANNING COMMISSION AND CONDITIONALLY
GRANTING VA 71-56 FILED BY ALFRED NEVILLE
WEST
BE IT RESOLVED: That the City Council of the City of
Santa Ana does hereby overrule the decision of the Planning
Commission and does hereby grant Variance Application 71-56,
filed by Alfred Neville West to use an existing single family
residence located at 1264 E. 14th Street as an office in the
R 2 District. This VA is granted subject to the following
conditions:
1. The Variance is approved for a three-year period
expiring December 1974, at which time it will be subject to
Council review for continuance.
2. That all conditions of the Building and Fire Departments
be met.
3. That a landscape plan be submitted to and approved by
the Planning Department, including the provisions of Section
41-618 of the Zoning Ordinance, and that said landscaping be
implemented and be continuously maintained.
4. That any trash areas be enclosed in accordance with
the Planning Department standards.
5. Dedicate required street or alley right of way.
6. Provide a ten-year continuing offer of dedication for
required street right of way.
7. Dedicate vehicular access rights.
8. Pay drainage assessment fee.
9. Pay street lighting deposit for future street lights.
10. Required property dedications shall be initiated by
the owner, through the Department of Public Works, at least four
weeks prior to application for a building permit, or use as
applicable, to avoid delay.
The following requirements must also be met:
1. Applicant construct parking areas in accordance with
Section 41-611 B (parking modification).
2. Uses be limited to professional and administrative offices.
3. Signs to meet the approval of the Planning Department.

Submit a revised plot plan showing no driveway on Grand
Avenue and no parking within the 25-foot property line
cut-off at the corner of Fourteenth Street and Grand
Avenue.
NOTE: No curbside parking allowed on either street and no obstruc-
tion to vision over 2-1/2 feet high in the 25-foot corner area will
be allowed.

Details of requirements:
a. Grand Avenue:
For street right of way for a width of 50 feet
from center line to property line except at the
existing building; to include a 25-foot radius
property line spandrel at the southwest corner of
Fourteenth Street and Grand Avenue.
A ten-year continuing offer of dedication for
street right of way at the existing building for
that area of building within the future right of
way.
3. vehicular access rights.
NOTE:
The applicant is requested to investigate standard
City fees.
Applicant shall provide one parking space for each300, square
feet offloor area.
PASSED AND ADOPTED by the City Council of the City of Santa
Ana at its regulr meeting held on the 20th day of December
1971.
