PLANNING COMMISSION APPROVING CONDITIONAL
USE PERMIT NO. 71-34 FILED BY ROBERT R.
WASHER
BE IT RESOLVED: That the City Council of the City of
Santa Ana does hereby uphold the decision of the Planning
Commission and does hereby approve CUP No. 71-34 filed by
Robert R. Washer to allow retail sales in the M 1 District
located at 3500 W. 17th Street, Santa Ana, subject to the
following conditions:
That development be according to the approved
plot plan, except for m/nor modifications ap-
proved by the Planning Department.
2. That all conditions of the Building and Fire
Departments be met.
That a landscape plan be submitted to and ap-
proved by the Planning Department, including
the provisions of Sec. 41-618 of the Zoning
Ordinance, and that said landscaping be imple-
mented and be continuously maintained.
4. That any trash areas be enclosed in accordance
with the Planning Department standards.
5. That required street or alley right of way be
dedicated.
6. That Vehicular access rights be dedicated.

That required property dedications shall be
initiated by the owner, through the Department
of Public Works, at least four weeks prior to
application for a building permit, or use as
applicable, to avoid delay.
A 4' wide landscaped strip is to be installed
and permanently maintained along tke west side
of the building as shown on the original de-
velopment plan for the building.
Tha~ there be no storage or display of motor-
cycles or parts.

That a cash bond in the amount of $446.00 be
deposited with the City for future sidewalk
and trees at ultimate location on Seventeeth
Street.
11.
That water main charge be paid and cost of
service connection if connection to City water
system is desired.
NOTE: There will be no curbside parking along
Seventeenth Street.
12. Dedications:
Seventeenth Street
a. Street easement for a width of 52 feet
from center line to property line.
Vehicular access rights except at the
east 36 feet of the westerly 50.5 feet
of this property.
