A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF SANTA ANA UPHOLDING THE DECISION
OF THE PLANNING COMMISSION AND GRANTING
VARIANCE APPLICATION 72-42 FILED BY
MARTIN TREVINO
BE IT RESOLVED: That based upon the finding of fact of the
Planning Commission, the City Council of the City of Santa Ana
does hereby grant VA 72-42 filed by Martin Trevino to relocate
four duplexes into an R 2 District at 918 N. Bewley, Santa Ana,
subject to the following conditions:
That development be according to the approved plot
plan, except for minor modifications approved by the
Planning Department.

That all conditions of the Building and Fire Depart-
ments be met.
That a landscape plan be submitted to and approved
by the Planning Department, including the provisions
of Sec. 41-618 of the Zoning Ordinance~ and that said
landscaping be implemented and be continuously main-
tained.

That any trash areas be enclosed in accordance with
the Planning Department standards.

That there be a minimum 15 feet between main dwellings,
clear of balconies, landings or stairways.

Submit to the Department of Public Works, for their
approval, an acceptable final grading plan or an on-
site drainage plan or both, showing the direction and
means of flow to the adjacent street (s) or channel(s)
when this property is developed. Plan is to include
existing and proposed elevations at the property lines.
Applicants should check with the Department of Public

a. required street improvement.
8. Pay drainage assessment fee.
9. Pay street lighting deposit for future street lights.
10. Construct necessary street improvements:
a. paving,
b. curb and gutter,
c. sidewalk,
d. driveway

Ail public improvement construction shall be subject to
inspection and approval by the Department of Public Works.

Ail elevations shall be referenced to the 1958 Orange
County Survey Datum.

The following requirements must also be met:
A. Minimum of 100 square feet private open space
for each unit.
B. Details of Requirements
(1) Improvement Plans
(a) Bewley Street
(2) Improvements
(a)
Bewley Street with curb and gutter
18 feet west of the Center line,
pavement to meet existing pavement
and sidewalk.
NOTE: Drive approach shall not encroach in front
of the adjacent property.
C. Parking shall meet Ordinance requirements.
Construct a 6' high concrete block wall on the
north, west and south property lines.
Driveway and maneuvering area shall be paved
with asphalt.
PASSED AND ADOPTED by the City Council of the City of
Santa Ana at its regular meeting held on the 21s% day of
August , 1972.
