A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF SANTA ANA OVERRULING THE DECISION'
OF THE PLANNING COMMISSION AND GRANTING
APPEAL NO. 314 ON CONDITIOnaL USE PERMIT Nb
73-2 FILED BY CALVARY CHAPEL OF COSTA MESA
BE IT RESOLVED: That, based upon "Findings of Fact"
of the Planning Commission and testimony presented before
the City Council, the City Council of the City of Santa Ana
hereby overrules the decision of the Planning Commissions
and grants Appeal No. 314 on Conditional Use P~rmit No.
73-2 filed by Calvary Chapel of Costa Mesa to convert an
existing church to retail sales and coffee shop in the R 1
District subject to the following conditions:
That development be according to the approved plot
plan, except for minor modifications approved by
the Planning Department.
That all conditions of the Building Department
be met.
That a landscape plan be submitted to and approved
by the Planning Department, including the provi-
sions of Sec. 41-618 of the Zoning Ordinance
(prior to issuance of a building permit) and that
said landscaping be implemented (prior to utility
release) and be continuously maintained.
That any trash areas be enclosed in accordance
with the Planning Department standards.
That there be a minimum 15 feet betwsen main
dwellings, clear of balconies, landings or stairways.
That a screening plan for mechanical equipment or
appurtenances be submitted to and approved by the
Planning Department.
7. That all conditions of the Fire Department be met.
That parking meet the Code requirements for the
proposed retail uses.
Pay water main charges for Sunflower Avenue and
Greenville Street plus cost of water service
connection if City water service is desired.

Construct sanitary sewer facilities as required
by the Public Works Department and the Building
Department to comply with the plumbing code.

The building and its use shall conform to the
regulations of Title 19, California Administrative
Code (Public Safety) and the Uniform Fire Code.

12. Plans of the above condition shall be submitted
to the Fire Department for approval prior to
issuance of a building permit.
NOTE:
Public Works Department has no record of sewer lateral
or payment of fees. The Building Department has a
record of a sewer permit.
NOTE: The applicant should investigate the standard fees for
futxre street lights, etc.
PASSED AND ADOPTED by the City Council of
Santa Ana at its regular meeting held on the
