A RESOLUTION OF THE CITY COUNCIL OF THE CITY
OF SANTA ANA DENYING APPEAL NO. 344 AND UP-
HOLDING THE DECISION OF THE PLANNING COMMIS-
SION APPROVING VARIANCE 74-25 FILED BY ELWYN
G. AND DORIS MICHAELS.
BE IT RESOLVED: That based upon the Findings of Fact
of the Planning Commission, and the evidence presented at a pub-
lic hearing held November 18, 1974, the City Council of the City
of Santa Ana does hereby deny Appeal #344, and approves Variance
No. 74-25 filed by Elwyn G. and Doris Michaels to allow outside
storage of roofing materials and equipment at 2701 W. Edinger in
the C 1 District subject to the following conditions:
1. That all conditions of the Building Department be met.
That a landscape plan be submitted to and approved by the
Planning Department, including the provisions of S41-618 of
the Zoning Ordinance (prior to occupancy of the premises) and
that said landscaping be implemented (prior to utility release
and be continuously maintained.
3. That all conditions of the Fire Department be met.
4. That a deposit for street lighting for future street lights
be paid.
5. That street tree charges be paid.
6. That necessary street improvements be constructed: tree wells.
The following requirements must also be met:
1. That all stored or piled materials be no higher than the wall
which encloses them.

Ail surface areas not designated for landscaping must be
treated for dust in a manner meeting the approval of the
Planning Department (asphalst, oil & gravel, etc.).
3. Revised plot plan be submitted indicating the following:
a. Parking area to meet ordinance requirements.
Area in front of and on the west side of the building
to be landscaped in a manner meeting the approval of
the Planning Department.
c. A 6' block wall fence be constructed along all property
lines of the area designated for storage and parking.
Signs to be located in a manner meeting the approval of the
Planning Department (size and location shall meet the ap-
proval of the Planning Department.)

This variance shall be subject to Planning Commission review
at the end of a two-year period and an annual review there-
after.
6. A parcel map shall be recorded prior to issuance of a build-
ing permit or any use of property.
