Planning: That permatted uses for the office portion of the development .be limited to professional uses having a parking demand of not more than 3 spaces per 1,000 square feet of floor area. That the landscape plan required by Standard Condition %3 contain a minimum of one 24" box and tw~ 15 gallon trees per 50' of street frontage. That the plans submitted for building permits include trash enclo- sures as appropriate. B. Development Processing: 1. Comply with all requirements resulting fro~ a plan check review of complete engineer plans. C. Fire Department: I. All repair and/or relocation of Fire Dept. alar~ system pull stations, duct· conduit, etc. shall be the responsibility of ~_he contractor. 2. · All portions of the exterio~ walls on the first floor shall be with- in 150 ft. of an accessible fire hydrant. 3. Standpipe shall be provided in conformance with N.F.P.A. ~14 and 1979 UBC. 4. Knox locking devices shall be provided for security gates. 5. Portable extinguishers (min. 2A10BC) shall be provided for every 75 feet of travel on each level. 6. A manual alarm system, with a horn in each unit, be installed in conformance with N.F.P.A. ~72A. 7. Construction shall be not less than 1 hour fire resistive. 8. An automatic fire sprinkler system installed in conformance with N,F.P.A. #13 shall be provided for the basement and commercial area. D. Police Department: 1. Comply with the provisions of Chapter 8, Article II, Division 3 of th~ Santa Ana Municipal Code, Bldg. Sec. Ord. 2. Security Lighting Requirements: a. Exterior doorways shall be equipped with a lighting device capable of providing a minimum maintained one footcandle of light at the base of the door. Open parking lots shall be provided with s ~nimum maintained one footcandle of light on parking surface fr~ dusk til (]awn. All exterior lights must be equipped with vandal resistant covers. Light shall not shine away from subject property. Ail walkways and aisles shall be equipped with a lighting device capable of providing a m/nimum maintained one footcandle of light between lights. Public Works Department: 1. Submit to the Department of Public Works, for their approval, an acceptable final grading plan or an on-site drainage plan, or both, showing the direction and means of flow to the adjacent street(s) when this property is developed. Plan is to include existing and proposed elevations at the property lines. Note: Ramp grades and basement sump pump to be shown on grading plan. Applicant shall check with Department of Public Works. 2. Provide trash bin enclosure at location as approved by the city. 3. Pay drainage assessment fee. 4. Pay sewer connection fees aa required by Department of Public Works. Note: Plumbing plan with fixture ~nit tabulation is required. 5. Pay costs of installation of water service and fire protection facilities. Transportation Department: Submit improvement plans to the Department of Public Works showing the following: 1. Dedication a. Fifteen foot radius at .the intersection of Bush Street and Sixteenth Street. b. Ten by ten foot alley corner cut-off. c. The foot from center line of the alley per length of project. 2. Improvements a. Alley 1. Pave out to additional right-of-way width. 2. Remove asphalt concrete pavement approach and reconstruct new concrete approach per city standards. 3. Construct valley gutter per city standards. b. Sixteenth Street 1. Remove and reconstruct curb return (25' radims). 2. Remove sidewalk at the intersection of Rush Street and Sixteenth Street and construct sidewalk spandrel and wheelchair access ramp. 3.
