HomeMy WebLinkAbout86-038REL :k-4 05/09/86 RESOLUTION NO. 86- ~ A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF SANTA ANA APPROVING CONDITIONAL USE PERMIT NO. 86-4 TO ALLOW SALE OF ALCOHOLIC BEVERAGES IN A RETAIL ESTABLISHMENT OF LESS THAN 3000 SQUARE FEET ON PROPERTY LOCATED AT 707 NORTH BRISTOL STREET. WHEREAS, this Council held a public hearing on March 24, 1986 on Conditional Use Permit Application No. 86-4 to allow sale of alcoholic beverges in a retail establishment of less than 3000 square feet on property located at 707 North Bristol Street in the C4 and CD districts, said application having come before this Council following its denial by the Planning Commission; and WHEREAS, prior to taking action on the said application, this Council reviewed and approved the negative declara-tion prepared for ~he project; NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF SANTA ANA AS FOLLOWS: 1. Based upon the evidence submitted at the abovesaid hearing, this Council finds and determines as follows: (a) The proposed liquor store will provide convenient shopping for residents of the immediate area eliminating the need for more extensive auto- mobile trips to larger shopping facilities in the community. The proposed project will develop this site to a more efficient use and will contribute to the aesthetic quality of the surrohnding neighbor- hood. (b) The proposed use will contribute to a mix of convenient retail uses that are commonly found in small, mixed-use projects. The approval of a conditional use permit for the sale of alcoholic beverages at this location does not constitute an overconcentration of liquor sales in the area. (c) The requested use of the subject property will add to the economic stability of this newly developing retail/office project and will not affect the present economic stability of property in the surrounding area. RESOLUTION NO. 86- ~ PAGE TWO (d) If approved, the proposed use will comply with the regulations and conditions specified in this chapter for such use. (e) Approval of the conditional use permit will not adversely impact the General Plan of the City of Santa Ana which designates this as Professional and Office (PAO) and Mixed Use Corridor (MUC). This desig- nation encourages a mixture of commercial and office uses in close proximity to one another. 2. Conditional Use Permit No. 86-4 is hereby approved, subject to the limitations, requirements and conditions set forth in Exhibit A, attached hereto and incorporated herein by reference.
