HomeMy WebLinkAbout97-001 - Tenant Identification McFadden AvenueRESOLUTION 97-001 The maximum height of the copy for the pylon sign on McFadden Avenue shall not exceed 15 feet. fe The maximum number of tenant identification signs shall not exceed six (Wal,Mart and five tenants, not including center name). All panels shall be used exclusively by tenants with store sizes of 10,000 square feet or larger. ge The total copy area (excluding the center name) shall not exceed 100 square feet for each sign face of the 20 foot high pylon sign and 157.5 square feet for each sign face of the 25 foot high pylon sign. he The design of all new freestanding sign is to draw form elements of the landscaping design and project architecture. All sign oans on these signs are to be of consistent design, size, and color with faces of laser cut routed letters to tenant design and color. ADOPTED this 6th ATTEST: nice C. The variances are a benefit to the developer and center as they will increase the exposure and advertising for the development, which is currently difficult due to the size and shape of the property. This in turn will benefit the community. The granting of a variance is necessary for the preservation and enjoyment of one or more substantial property rights. The requests are necessary to increase the visibility for businesses in the proposed retail center. The granting of a variance will not be materially detrimental to the public welfare or injurious to surrounding property. Approving the variances would not have a negative impact on the surrounding property or the public in general. The retail center will provide a benefit to the community. Mitigation measures are being required where necessary and appropriate. The granting of a variance will not adversely affect the general plan of the city.
