DISCUSSION In January 1997, the County of Orange approached the Santa Ana WORK Center about relocating the Greater Avenues for Independence (GAIN) program to The Depot in order to provide clients with better access to services. The GAIN program, since renamed to CalWORKS, is a mandated partner in the WORK Center and works to assist welfare clients in finding employment. The lease agreement is for the entire third floor of The Depot, which consists of 6,354 square feet. The amendment to the lease sets the rental amount at $7,781.93 per month, which is $1.22 per square foot and extends the lease term ten years. The rent will be adjusted at the beginning of the second, fourth, sixth, eighth and tenth years according to the Consumer Price Index. . 25D-1 Amendment County of August 2, Page 2 to Lease Agreement with the Orange - The Depot at Santa Ana 2004 FISCAL IMPACT The City will receive $93,383.16 during the first year of the agreement. Funds will be deposited in the Rental-County of Orange Revenue account (account no. 67-01-5505).
