PUBLIC HEARINGS
A.
PUBLIC HEARING TO ADOPT RESOLUTION DIRECTING CONDEMNA-
TION OF PROPERTY WITHIN THE FERRANTE/WALDER (B-1) DEVEL-
OPMENT SITE (819 N. FLOWER STREET)
Recommendation: Adopt Resolution 83-4: A RESOLU-
TION OF THE COMMUNITY REDEVELOPMENT AGENCY OF THE
CITY OF SANTA ANA AUTHORIZING AND DIRECTING THE
CONDEMNATION OF CERTAIN REAL PROPERTY FOR REDEVELOP-
MENT PURPOSES IN THE FERRANTE/WALDER JOINT VENTURE
DEVELOPMENT SITE IN THE CITY OF SANTA ANA, STATE OF
CALIFORNIA, AND DECLARING THE PUBLIC NECESSITY
THEREFOR.
Commission Recommendation:
Not applicable.
B.
PUBLIC HEARING FOR THE PROPOSED SALE BY THE COMMUNITY
REDEVELOPMENT AGENCY TO DOUGLAS S. HONIG (B-2 SITE)
Recommendation:
1.
Adopt Resolution 83-5: A RESOLUTION OF THE
COMMUNITY REDEVELOPMENT AGENCY OF THE CITY OF
SANTA ANA APPROVING AN AGREEMENT BETWEEN THE
AGENCY AND DOUGLAS S. HONIG.
2.
Adopt proposed budget and authorize its imple-
mentation by the Community Redevelopment Commis-
sion.

Commission Recommendation:
1.
Recommend that the Redevelopment Agency adopt
a resolution authorizing the execution of a
Disposition and Development Agreement with
Douglas S. Honig for the development of the B-
2 site.
2.
Recommend that the Redevelopment Agency adopt
the budget and authorize its implementation by
the Community Redevelopment Commission.
AGREEMENTS
A.
OWNER PARTICIPATION AGREEMENT WITH MR. ROBERT FAINBARG
(201 EAST FIRST STREET)
Recommendation: Recommend approval and authoriza-
tion to execute an Owner Participation Agreement
with Mr. Robert Fainbarg for an ingress/egress
easement on property at the northeast corner of
Broadway and First Streets.
Commission Recommendation: This matter will be
considered by the Commission at its meeting of
February 15 at 3:30 P.M. The Commission's recom-
mendation will be presented to the Agency for their
information at 5:30 P.M.
B.
REQUEST FOR EXCLUSIVE RIGHT TO NEGOTIATE - A-I DEVELOP-
MENT SITE
Recommendation: Grant Birchpark Associates a three-
month exclusive right to negotiate for the develop-
ment of the A-I site subject to the payment of
$15,000 to cover one-half of Agency cost of appraisal
and economic analysis.
Commission Recommendation: Recommend that the
Agency grant Birchpark Associates a three-month

DEVELOPER SELECTION FOR THE A-5 DEVELOPMENT SITE
Recommendation: Grant Urbatec a six month exclu-
sive right to negotiate for the development of the
A-5 site subject to the payment of a $15,000 good
faith deposit.
Commission Recommendation: Recommend that the
Agency grant Urbatec a six month exclusive right to
negotiate for the development of the A-5 site subject
to the payment of a $15,000 good faith deposit.
