Recommendation: Approve Minutes of Adjourned Regular
Meeting held on January 7, 1985, and Regular Meeting
held on January 15, 1985.
PUBLIC HEARINGS
A.
JOINT PUBLIC HEARING REGARDING DEVELOPMENT AGREEMENT WITH
CIVIC CENTER BARRIO HOUSING CORP. FOR DEVELOPMENT OF THE
JACKSON PARK SITE
Agency Recommendation:
1.
Adopt Resolution No. 85-lØ: A RESOLUTION OF THE
COMMUNITY REDEVELOPMENT AGENCY OF THE CITY OF
SANTA ANA APPROVING AN AGREEMENT BETWEEN THE
AGENCY AND CIVIC CENTER BARRIO HOUSING CORP.
2.
Approve the conceptual development plans pro-
posed by Civic Center Barrio Housing Corp. for
the Jackson Park Site.
3.
Approve the project budget and authorize its
implementation by the Redevelopment Commission.

Council Recommendation: Adopt a Resolution: A RESO-
LUTION OF THE CITY COUNCIL OF THE CITY OF SANTA ANA
MAKING CERTAIN FINDINGS WITH RESPECT TO THE CONSID-
ERATION TO BE RECEIVED BY THE COMMUNITY REDEVELOPMENT
AGENCY OF THE CITY OF SANTA ANA PURSUANT TO AN AGREE-
MENT FOR THE SALE AND DEVELOPMENT OF REAL PROPERTY
BETWEEN THE COMMUNITY REDEVELOPMENT AGENCY OF THE
CITY OF SANTA ANA AND CIVIC CENTER BARRIO HOUSING
CORP. FOR THE SALE OF CERTAIN REAL PROPERTY AND AP-
PROVING THE SALE OF SAID REAL PROPERTY UPON THE TERMS
AND CONDITIONS CONTAINED IN THAT AGREEMENT.

JOINT MEETING REGARDING PARTICIPATION AGREEMENT WITH
RITCHEY CENTER NORTH & RITCHEY CENTER SOUTH FOR REHABILI-
TATION OF RITCHEY CENTER
Agency Recommendation:
1.
Adopt Resolution No. 85-11: A RESOLUTION OF THE
COMMUNITY REDEVELOPMENT AGENCY OF THE CITY OF
SANTA ANA APPROVING AN AGREEMENT BETWEEN THE
AGENCY AND RITCHEY CENTER NORTH & RITCHEY CENTER
SOUTH.
2.
Approve the project budget and authorize its
implementation by the Redevelopment Commission.
Council Recommendation: Adopt a Resolution: A RESO-
LUTION OF THE CITY COUNCIL OF THE CITY OF SANTA ANA
MAKING CERTAIN FINDINGS AND DETERMINATIONS WITH RE-
SPECT TO IMPROVEMENTS TO BE FUNDED BY THE COMMUNITY
REDEVELOPMENT AGENCY OF THE CITY OF SANTA ANA PURSU-
ANT TO ITS PARTICIPATION AGREEMENT WITH RITCHEY CEN-
TER NORTH & RITCHEY CENTER SOUTH.
Commission Recommendation: Recommend that the Rede-
velopment Agency adopt a resolution authorizing exe-
cution of the agreement for the rehabilitation of the
Center and construction of street improvements.

AGREEMENTS & RELATED
A.
EXCLUSIVE RIGHT TO NEGOTIATE, DUNN PROPERTIES DEVELOPMENT
FOR THE C-7 SITE (SOUTHEAST CORNER OF MAIN STREET & OWENS
DRIVE)
Recommendation: Grant a 90-day exclusive right to
negotiate to Dunn Properties for development of the
C-7 site at southeast corner of Main and Owens Drive.
Commission Recommendation: The Redevelopment Commis-
sion will consider this matter at their meeting of
February 19, and their recommendation will be ver-
bally presented to the Agency.
B.
DEVELOPER SELECTION - LA BONITA SITE
Recommendation: Grant Lowy Development Corp a 90-day
exclusive right to negotiate for the residential
development of the La Bonita Site.
Commission Recommendation: Recommend that the Rede-
velopment Agency grant Lowy Development Corp a 90-day
exclusive right to negotiate for the residential.
