A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SANTA ANA APPROVING
NEIGHBORHOOD PROJECT REVIEW NO. 2008-04
TO ALLOW THE CONSTRUCTION OF A 225
SQUARE FOOT, SINGLE-STORY ADDITION TO AN
EXISTING TWO-STORY DUPLEX STRUCTURE AT
402 SOUTH SYCAMORE STREET WHICH IS
LOCATED WITHIN THE SPECIFIC DEVELOPMENT
40 ZONE (SD-40) (HENINGER PARK)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby
finds, determines and declares as follows:
A. The property owner is requesting approval of Neighborhood Project
Review No. 2008-04 to allow the construction of s 225 square foot,
single-story addition to an existing two-story duplex structure at 402
South Sycamore Street which is located within the Specific
Development 40 Zone (SD-40) (Heninger Park).
B. Neighborhood Project Review No. 2008-04 was sent to the
Heninger Park Architectural Review Committee for review.
Architectural Review Committee commented on the design and
concured with staff's conditions to revise the exterior to
architecturally match the existing Craftsman style design elements.
C. Santa Ana Municipal Code Section 41-593.5(c) requires the
Planning Commission to review all plans within a Specific
Development Plan area to ensure that the project is in conformity
with the approved Specific Development.
D. On March 23, 2009, the Planning Commission conducted the
necessary review pursuant to Santa Ana Municipal Code Section
41-593.5(c).
E. After considering all of the evidence submitted, the Planning
Commission finds and determines that Neighborhood Project
Review No. 2008-04 is consistent with both the Heninger Park
Design Guidelines and the Citywide Design Guidelines in regards
to architectural style and method of operation.

The design of the proposed addition will incorporate the
structural integrity and design elements of the existing
Craftsman style residence.
F. In accordance with the California Environmental Quality Act, the
proposed project is exempt from further review pursuant to Section
15301. This Class 1 exemption allows additions to existing
structures. Categorical Exemption Environmental Review No.
2009-15 will be filed for this project.
Section 2. The Planning Commission hereby approves Neighborhood
Project Review No. 2008-04 as conditioned in Exhibit "A" attached hereto and
incorporated herein. This decision is based upon, but is not limited to: the
Request for Planning Commission Action dated March 23, 2009 and exhibits
attached thereto, and the public testimony, all of which are incorporated herein
by this reference.

the Santa Ana Municipal Code, the California Administrative Code, the California
Building Standards Code and all other applicable regulations.

to exercising the rights conferred by this neighborhood project review.
The applicant must remain in compliance with all conditions listed below
throughout the life of the neighborhood project review. Failure to comply with
each and every condition may result in the revocation of the neighborhood
project review.
