A RESOLUTION OF THE PLANNING COMISSION OF THE
CITY OF SANTA ANA APPROVING NEIGHBORHOOD
PROJECT REVIEW NO. 2007-18 TO PERMIT THE
REHABILITATION OF THE FRONT PORCH AT 1002
NORTH FRENCH STREET WHICH IS LOCATED WITHIN
SPECIFIC DEVELOPMENT ZONE NO. 19 (SD-19)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby finds,
determines and declares as follows:
A. The Property Owner is requesting approval of Neighborhood Project
Review No. 2007-18 to permit the rehabilitation of the front porch at 1002
North French Street which is located within the Specific Development 19
(SD-19) Zoning District (French Park).
• B. The French Park Neighborhood Architectural Review Committee has
reviewed the proposal and has communicated its support of the project.
C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning
Commission to review all plans within a Specific Development Plan area
to ensure that the project is in conformity with the approved Specific
Development.
D. On January 14, 2008, the Planning Commission conducted the necessary
review pursuant to Santa Ana Municipal Code Section 41-593.5(c).
E. The Planning Commission, after considering all of the evidence submitted,
finds and determines that Neighborhood Project Review No. 2007-18 is
consistent with the French Park zoning provisions and Historic French
Park Architectural Design Guidelines.
1. The rehabilitation project involves a variety of repairs and upgrades to
bring the structure into compliance with safety standards while
preserving the character defining historic features of the building.
2. The new deck for the front porch will incorporate two layers of one
inch by four inch redwood tongue and groove boards placed in a
• decorative herring bone pattern.

3. The upper and lower railings, balustrade/spindles, and upper arched
band will be repaired or replaced to mirror the original wood porch
design prior to it being partially enclosed.
4. Repairs to the decorative skirting will entail milled cedar wood panels
to match the original circle pattern.
F. In accordance with the California Environmental Quality Act, the proposed
project is a General Rule Exemption per section 15061(b)(3) as the project
does not have potential for causing significant effects on the environment.
Environmental Review No. 2007-205 will be filed for this project.
Section 2. The Planning Commission hereby approves Neighborhood Project
Review No. 2007-18. This decision is based upon but is not limited to: the Request for
Planning Commission Action dated January 14, 2008 and exhibits attached thereto, all
of which are incorporated herein by this reference.
