HomeMy WebLinkAbout2007-27 RESOLUTION NO.2007-27 KO - 5/7/07 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SANTA ANA APPROVING NEIGHBORHOOD PROJECT REVIEW NO. 2005-07 TO ALLOW THE CONSTRUCTION OF A NEW TWO- STORY SINGLE FAMILY RESIDENTIAL STRUCTURE AT 815 WEST MCFADDEN AVENUE LOCATED IN THE SPECIFIC DEVELOPMENT 40 ZONE (SD-40) (HENINGER PARK) BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA ANA AS FOLLOWS: Section 1. The Planning Commission of the City of Santa Ana hereby finds, determines and declares as follows: A. The property owner is requesting approval of Neighborhood Project Review No. 2005-07 to allow the construction of a new two-story single family residential structure at 815 West McFadden Avenue, which is located within the Specific Development 40 Zone (SD-40) (Heninger Park). B. The applicant is proposing to construct atwo-story, 2,452 square foot Craftsman Bungalow style home and a detached two-car garage will replace the existing structures. C. The new home will feature Craftsman architecture which is a historical residential style found in the Heninger Park neighborhood. D. The Heninger Park Architectural Review Committee reviewed and commented on the original design submitted; however, no additional comments have been received from the Committee as of this date. E. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning Commission to review all plans within a Specific Development Plan area to ensure that the project is in conformity with the approved Specific Development. F. On June11, 2007, the Planning Commission conducted the necessary review pursuant to Santa Ana Municipal Code Section 41-593.5(c). • G. After considering all of the evidence submitted, the Planning Commission finds and determines that Neighborhood Project Resolution No. 2007-27 Page 1 of 3 • Review No. 2005-07 is consistent with the Heninger Park Architectural Design Guidelines and complies with the Heninger Park zoning provisions. H. In accordance with the California Environmental Quality Act, the recommended action is exempt from further review pursuant to Section 15303 Class 3(a), which allows new single family construction. A Notice of Exemption will be filed for this project. Section 2. The Planning Commission hereby approves Neighborhood Project Review No. 2005-07. This decision is based upon, but is not limited to: the Request for Planning Commission Action dated June 11, 2007 and exhibits attached thereto, and the public testimony, all of which are incorporated herein by this reference.
