HomeMy WebLinkAbout2003-53• Koo-1 /8/04 RESOLUTION NO. 2003-53 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SANTA ANA APPROVING SITE PLAN REVIEW NO. 2003-05 AS CONDITIONED FOR THE PROPERTY LOCATED AT 9 FIRST AMERICAN WAY WHICH IS WITHIN SPECIFIC DEVELOPMENT NO. 43 (SD- 43) BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA ANA AS FOLLOWS: Section 1. The Planning Commission of the City of Santa Ana hereby finds, determines and declares as follows: A. The Applicant is requesting approval to construct a 53,036 square foot technology center at 9 First American Way. The zoning designation for the subject property is Specific Development Plan No. 43 (SD-43). • B. Section 41-593.5(c) of the Santa Ana Municipal Code requires a review by the Planning Commission of all plans within a specific development plan area to ensure the project is in conformity with the Specific Plan. C. Site Plan Review No. 2003-05 came before the Planning Commission of the City of Santa Ana on December 8, 2003. D. The project is in compliance with all applicable development standards outlined within the Specific Development Plan (SD-43). E. The project has been determined to be in compliance with applicable parking, landscaping and architectural provisions governing the project. F. In accordance with the California Environmental Quality Act, the proposed project has been determined to be adequately evaluated in previously prepared Environmental Impact Report Environmental Review No. 87-01 as such no further action is required. Section 2. The Planning Commission of the City of Santa Ana hereby approves Site Plan Review No. 2003-05 as conditioned in Exhibit "A" attached hereto and incorporated herein. Date: /~/ ~' ~" Planning Comm sion S tary City of Santa Ana Resolution No. 2003-053 Page 2 of 3 • Conditions for Approval for Site Plan Review No. 2003-05 Site Plan Review No. 2003-05 is approved subject to compliance, to the reasonable satisfaction of the Planning Manager, with all applicable sections of the Santa Ana Municipal Code, the California Administrative Code, the Uniform Fire Code, the Uniform Building Code and all other applicable regulations. The applicant must comply in full with each and every condition listed below prior to exercising the rights conferred by this site plan review. The applicant must remain in compliance with all conditions listed below throughout the life of the site plan review. Failure to comply with each and every condition may result in the revocation of the site plan review approval. A. Planning Division 1. All proposed site improvements, including all landscaping, must conform to provisions of Specific Development Plan No. 43, the approved landscape plan, and development review approval (DP No. 03-56}. 2. Any amendment to this site plan review must be submitted to the Planning Division for review. At that time, staff will determine if • administrative relief is available or Site Plan Review No. 2003-05 must be amended. • Exhibit "A"
