A RESOLUTION OF THE PLANNING COMMISSION
OF THE CITY OF SANTA ANA APPROVING
NEIGHBORHOOD PROJECT REVIEW NO. 2004-09
TO PERMIT THE CONSTRUCTION OF A NEW
TWO-CAR GARAGE LOCATED AT 612 WEST
CAMILE STREET LOCATED IN THE SPECIFIC
DEVELOPMENT 40 ZONE (SD-40) (HENINGER
PARK)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby
finds, determines and declares as follows:
A. The Property Owner is requesting approval of Neighborhood
Project Review No. 2004-09 to permit the construction of a new
two-car garage located at 612 West Camile Street, which is located
within the Specific Development 40 Zone (SD-40) (Heninger Park).
1. The detached garage will be designed to reflect the existing
architectural style of the residence.
2. Wood garage doors with wood trim, a roof pitch and roof
material that is consistent with the existing residence are
proposed.
B. The Heninger Park Site Review Committee has reviewed the
proposed construction for conformance with these standards and
recommended minor additions to the plan. The applicant has
revised the plan to comply with the recommended changes.
C. Santa Ana Municipal Code Section 41-593.5(c) requires the
Planning Commission to review all plans within a Specific
Development Plan area to ensure that the project is in conformity
with the approved Specific Development.
D. The Planning Commission after considering all of the evidence
submitted, finds and determines that Neighborhood Project Review
No. 2004-09 project is consistent with the Heninger Park

• Architectural Design Guidelines and complies with the Heninger
Park zoning provisions.
E. In accordance with the California Environmental Quality Act, the
proposed project is exempt from further review. Categorical
Exemption Environmental Review No. 04-197 will be filed for this
project.
Section 2. The Planning Commission hereby approves Neighborhood
Project Review No. 2004-09. This decision is based upon but not is not limited
to: the Request for Planning Commission Action dated September 27, 2004 and
exhibits attached thereto, and the public testimony, a!! of which are incorporated
herein by this reference
ADOPTED this 27th day of September 2004 by the following vote:
AYES: Commissioners: Cribb, De La Torre, Lutz, Mondo, Nalle, Sinclair (6)
NOES: Commissioners: None (0)
ABSENT: Commissioners: Leo (1)
ABSTENTIONS: Commissioners: None (0)
