A RESOLUTION OF THE PLANNING COMISSION
OF THE CITY OF SANTA ANA APPROVING
NEIGHBORHOOD PROJECT REVIEW NO. 2004-10
TO PERMIT THE CONSTRUCTION OF A TWO-CAR
GARAGE AT 429 SOUTH BROADWAY IN THE
SPECIFIC DEVELOPMENT 40 ZONE (SD-40)
(HENINGER PARK)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby
finds, determines and declares as follows:
A. The Property Owner is requesting approval of Neighborhood
Project Review No. 2004-10 to permit the construction of a new
two-car garage located at 429 South Broadway, which is located
within the Specific Development 40 Zone (SD-40) (Heninger Park).
1. The detached garage will be designed to reflect the existing
California Bungalow architectural style of the residence.
2. Exterior design elements for the garage include a decorative
wood attic vent, clapboard wood siding and wood window
with wood trim that match the residence.
B. The Heninger Park Site Review Committee has reviewed the
proposed construction for conformance with these standards and
has recommended approval of the project one minor addition to the
plan. The applicant has revised the plan to comply with the
recommended change.
C. Santa Ana Municipal Code Section 41-593.5(c) requires the
Planning Commission to review all plans within a Specific
Development Plan area to ensure that the project is in conformity
with the approved Specific Development.
D. The Planning Commission after considering all of the evidence
submitted, finds and determines that Neighborhood Project Review
No. 2004-10 project is consistent with the Heninger Park
Resolution No. 2004-19

Architectural Design Guidelines and complies with the Heninger
Park zoning provisions.
E. In accordance with the California Environmental Quality Act, the
proposed project is exempt from further review. Categorical
Exemption Environmental Review No. 04-135 will be filed for this
project.
Section 2. The Planning Commission hereby approves Neighborhood
Project Review No. 2004-10. This decision is based upon but not is not limited
to: the Request for Planning Commission Action dated June 14, 2004 and
exhibits attached thereto, and the public testimony, all of which are incorporated
herein by this reference
