A RESOLUTION OF THE PLANNING COMISSION OF THE
CITY OF SANTA ANA APPROVING NEIGHBORHOOD
PROJECT REVIEW NO. 01-07-FP TO PERMIT THE
RENOVATION OF A FIVE-UNIT APARTMENT BUILDING
AND CONSTRUCTION OF A NEW FIVE-CAR DETACHED
GARAGE LOCATED AT 818 NORTH GARFIELD STREET
IN THE SPECIFIC DEVELOPMENT NO. 19 (SD-19)

BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby finds,
determines and declares as follows:
A. The Applicant proposes to refurbish an existing 4,139 square foot
apartment building and construct a new 1,264 square foot detached five-
cargarage located at 818 North Garfield Street in the specific development
19 zone.
The new construction on the site has been designed to reflect the
characteristics, materials, and colors of the existing residences in
the neighborhood.
B. Pursuant to the requirements of Specific Development No. 19,
Neighborhood Project Review No. 01-07-FP has been approved by the
French Park Architectural Review Committee.
C. Santa Ana Municipal Code Section 41-593-5(c) requires the Planning
Commission to review all plans within a Specific Development Plan area
to ensure that the project is in conformity with the approved Specific
Development.
D. The Planning Commission finds and determines that Neighborhood
Project review no. 01-07-FP is in keeping with the French Park
Architectural Design Guidelines and is not detrimental to the harmonious
development of the City of Santa Ana nor impairs the desirability of
investment or occupation in the neighborhood.

Section 2. The Planning Commission approves Neighborhood Project Review
