RESOLUTION NO. 2001-55
A RESOLUTION OF THE PLANNING COMISSION OF THE
CITY OF SANTA ANA APPROVING NEIGHBORHOOD
PROJECT REVIEW NO. 01-05-HP TO PERMIT THE
CONSTRUCTION OF A NEW DETACHED TWO-CAR
GARAGE LOCATED AT 418 WEST PINE STREET IN THE
SPECIFIC DEVELOPMENT NO. 40 (SD-40)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission of the City of Santa Ana hereby finds,
determines and declares as follows:
A. The Applicant proposes to build a new 441 square foot detached two-car
garage located at 418 West Pine Street in the specific development zone
no. 40 (SD-40).

B. Pursuant to the requirements of Specific Development No. 40,
Neighborhood Project Review No. 01-05-HP has been approved by the
Heninger Park Site Review Committee.
C. Santa Ana Municipal Code Section 41-593-5(c) requires the Planning
Commission to review all plans within a Specific Development Plan area
to ensure that the project is in conformity with the approved Specific
Development.
D. The Planning Commission finds and determines that Neighborhood
Project review no. 01-05-HP is in keeping with the Heninger Park
Architectural Design Guidelines and is not detrimental to the harmonious
development of the City of Santa Ana nor impairs the desirability of
investment or occupation in the neighborhood.
Section 2. The Planning Commission approves Neighborhood Project Review
NO. 01-05-H P.
ADOPTED this 26th day of November 2001 by the following vote.
