RESOLUTION NO. 01-41
A RESOLUTION OF THE PLANNING COMMISSION OF THE
CITY OF SANTA ANA APPROVING NEIGHBORHOOD
PROJECT REVIEW NO. 2000-10 TO ALLOW A
RESIDENTIAL ADDITION AND DETACHED TWO-CAR
GARAGE AT 915 SOUTH FLOWER STREET IN SPECIFIC
DEVELOPMENT N0.40 (SD-40)
BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF
SANTA ANA AS FOLLOWS:
Section 1. The Planning Commission does hereby find, determine and declare as
follows:
A. The applicant proposes to build a 755 square feet residential addition and
a detached 420 square foot two-car garage at 915 South Flower Street in Specific
Development No. 40.
B. Neighborhood Project Review No. 2000-10 has been approved by the
• Heninger Park Site Review Committee pursuant to the requirements of Specific
Development No. 40.
C. Santa Ana Municipal Code section 41-593.5(c) requires the Planning
Commission to review all plans within a Specific Development Plan area to ensure that
the project is in conformity with the approved Specific Development.
D. The Planning Commission finds and determines that Neighborhood
Project Review No. 2000-10 is in keeping with the Heninger Park Architectural Design
Guidelines and is not detrimental to the harmonious development of the City of Santa
Ana nor impairs the desirability of investment or occupation in the neighborhood.
Section 2. The Planning Commission approves Neighborhood Project Review
No. 2000-10 as conditioned in Exhibit "A" attached hereto and incorporated herein.

AYES: Commissioners: Cribb, Doughty, Leo, Mondo, Nalle, Verino (6)

CONDITIONS OF APPROVAL FOR NEIGHBORHOOD PROJECT REVIEW NO.
2000-10
Neighborhood Project Review No. 2000-10 is approved subject to compliance, to the
reasonable satisfaction of the Planning Manager, with applicable sections of the Santa
Ana Municipal Code, the California Administrative Code, the Uniform Fire Code, the
Uniform Building Code, and all other applicable regulations. In addition, it shall meet the
following conditions of approval:
The applicant must remain in compliance with all conditions listed below throughout the
life of the development project. Failure to comply with each and every condition may
result in the revocation of the neighborhood project review approval.
A. Planning Division
The project must remain in compliance with the approved site plan for
Neighborhood Project Review No. 2000-10.
