HomeMy WebLinkAbout1997-06RESOLUTION NO. 97-06 A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF SANTA ANA APPROVING NEIGHBORHOOD PROJECT REVIEW NO. 97-03 TO ALLOW FACADE RENOVATION ON A RESIDENTIAL STRUCTURE AND A NEW TWO CAR DETACHED GARAGE WHEREAS, the subject property is located at 506 South Broadway, within the Specific Development No. 40 zoning district, also known as Heninger Park Neighborhood District; and WHEREAS, the applicant desires to renovate the subject property and change the current use from commercial to"residential; and WHEREAS, in order to proceed with the change in use, the property must conform with the City's single family residential requirements and development standards, the 1995 California Building Code and the Specific Development No. 40 Guidelines; and WHEREAS, the project came before the Planning Commission for review and recommendations on the Consent Calendar of the August 11, 1997 meeting. NOW, THEREFORE, BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF SANTA ANA AS FOLLOWS: 1. Based upon the evidence submitted at the abovesaid meeting this Commission finds and determines as follows: That the proposed project, as conditioned, is compatible with the Heninger Park architectural character and the design criteria for styles found in the area .and will not be detrimental to the harmonious development of the City or impair the desirability of investment or occupation in the neighborhood. 2. Stt& Assistant C u • 2 • RESOLUTION NO. 97-06 RESOLUTION NO. 97-06 Page 1 r~ L Conditions of Aooroval Neighborhood Project Review No. 97-03 is approved subject to compliance, to the reasonable satisfaction of the Planning Manager, with all applicable sections of the Santa Ana Municipal Code, the California Administrative Code, the Uniform Fire Code, the Uniform Building Code and all other applicable regulations. A. Planning Division 1. The project must comply with the approved site plan for Neighborhood Project Review No. 97-03. 2. The clapboard siding exposed face is to be three inches exposure per the Bungalow architectural style in Heninger Park. 3. Provide wood cedar shingles with trim boards on all gable end elevations of the residence to match garage elevations. 4. Provide vertical wood corner boards and wood trim around windows and doors on all elevations of the residence to match garage elevations. 5. Remove one front entrance door at the residence. 6. Remove one electric meter at the residence. 7. Remove the north curb cut and approach, repair the curb, and remove the driveway. 8. The proposed exterior paint colors are to be consistent with the colors or color combinations suggested by the Heninger Park Historical District. 9. Prior to release of occupancy show compliance with and obtain building permit for required work based on the above conditions and the Single-Family Residential Development Standards and the 1995 edition of the California Building Code with local amendments. • ATTACHMENT A
