Renew the contracts for preventive maintenance and repair services of chillers, compressors and
HVAC units for a one-year period in an annual aggregate amount not to exceed $130,000, subject to
non-substantive changes approved by the City Manager and City Attorney, with the following
vendors.

DISCUSSION
The Finance and Management Service Agency Building Maintenance Division maintains over 30
buildings, including recreation and senior centers, City Hall, the Police Administration building and the
Corporate Yard. These public buildings require various levels of service for complex mechanical
systems, including chillers, compressors and heating and air conditioning equipment. To maintain
these systems in good working condition, preventative maintenance, periodic inspections and repair
of equipment on an as-needed basis is essential. Preventive maintenance services ensure the City's
mechanical systems operate efficiently, safely and meet all applicable laws and regulations.
