Box 1988 <br />Santa Ana, California 92702 <br />www.santa-ana.org/pba <br />NOTICE OF PUBLIC HEARING <br />BEFORE THE SANTA ANA PLANNING COMMISSION <br />The City of Santa Ana encourages the public to participate in the decision-making process. This <br />notice is being sent to those who live or own property within 500 feet of the project site or who <br />have expressed an interest in the proposed action. We encourage you to contact us prior to the <br />Public Hearing if you have any questions. If you challenge the decision on the below matter, <br />you may be limited to raising only those issues you or someone else raised at the public hearing <br />described in this notice, or in written correspondence delivered to the Planning Commission or <br />City Council of the City of Santa Ana at, or prior to, the public hearing. <br />Planning Commission Action: The Planning Commission will hold a Public Hearing to receive <br />public testimony, and will take action on the item described below. Their recommendation will be <br />forwarded to City Council for final determination at a later date. <br />Project Location: Calvary Church located at 1010 N. Tustin Avenue and 1100 B N. <br />Tustin Avenue in the Professional (P) zone. <br />Project Applicant: Michael Welles representing Calvary Church <br />Proposed Project: The applicant proposes to establish a specific development to allow a mixed- <br />use development at Calvary Church consisting of religious, educational and office uses on the church <br />campus. In order to facilitate the project, the applicant is requesting approval of the following land use <br />entitlement: Amendment Application No. 2018-09 to change the zoning of the property from <br />Professional (P) to Specific Development No. 94 (SD-94). In conjunction with the land use entitlement, <br />the applicant is requesting approval of Mitigated Negative Declaration No. 2009-19 as it has been <br />determined that the project would result in a less than significant impact with the implementation of a <br />mitigation measure for air quality, biological resources, cultural and tribal cultural resources, geology <br />and soils, greenhouse gas emissions, hazards and hazardous materials, hydrology and water quality, <br />noise, public services, transportation and traffic, and utilities and service systems. <br />Environmental Impact: In accordance with the California Environmental Quality Act (CEQA), the <br />Planning Commission will consider the Mitigated Negative Declaration that was prepared for the project <br />to analyze the potential impacts of the project and identify measures to mitigate the environmental <br />effects. <br />Meeting Details: This matter will be heard on Monday, December 9, 2019 at 5:30 p.m. in the City <br />Council Chambers, 22 Civic Center Plaza, Santa Ana, California 92701.
