ORDINANCE NO. NS-2466 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY <br />OF SANTA ANA AMENDING SPECIFIC DEVELOPMENT <br />DISTRICT 63 (ORANGE COUNTY BUSINESS CENTER) <br />TO PERMIT AN INCREASE IN ENTITLED BUILDOUT <br />THRESHOLD OF 19,988 GROSS SQUARE FEET (1211 <br />THROUGH 1261 EAST DYER ROAD) <br /> <br />BK: 3/28/01 <br /> <br /> THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1. The City Council hereby finds, determines and declares as follows: <br /> <br />Zoning Ordinance Amendment Application No. 01-02 has been filed with <br />the City of Santa Ana to permit an expansion in the entitled buildout <br />threshold of the Orange County Business Center (Specific Development <br />63) to add an additional 19,988 gross square feet. <br /> <br />The Planning Commission held a duly noticed public hearing on this matter, <br />a at its regular meeting of March 12, 2001, At the conclusion of its <br />consideration, the Planning Commission voted unanimously 6:0 to <br />recommend that the City Council adopt this amendment. <br /> <br />This Council, prior to taking action on this ordinance, has held a duly <br />noticed public hearing, on Zoning Ordinance Amendment Application No. <br />01-02. <br /> <br />This proposed Zoning Ordinance Amendment would be consistent with the <br />General Plan in that the floor area ratio would increase to 0.45, which is still <br />below the General Plan's maximum floor area ratio of 0.50 for this land use <br />designation. <br /> <br /> Section 2. The City Council has reviewed and considered the information <br />contained in the initial study and the negative declaration for Environmental Review <br />No. 00-189 prepared with respect to this Ordinance. The Planning Commission has, as a <br />result of its consideration and the evidence presented at the hearings on this matter, <br />determined that, as required pursuant to the California Environmental Quality Act <br />("CEQA") and the State CEQA Guidelines, a Negative Declaration adequately addresses <br />the expected environmental impacts of this Project. On the basis of this review, the City <br />Council finds that there is no evidence from which it can be fairly argued that the project <br />will have a significant adverse effect on the environment. The City Council hereby <br />certifies and approves the negative declaration and accompanying mitigation monitoring <br />plan and directs that the Notice of Determination be prepared and filed with the County <br />Clerk of the County of Orange in the manner required by law. <br /> <br />Ordinance No. NS-2466 <br /> Page 1 of 2 <br /> <br /> <br />
