<br />ORDINANCE NO. NS-2676 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF <br />SANTA ANA AMENDING SPECIFIC DEVELOPMENT <br />DISTRICT (SO-59) <br /> <br />THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN AS <br />FOLLOWS: <br /> <br />Section 1. The City Council of the City of Santa Ana does hereby find, determine <br />and declare as follows: <br /> <br />A. <br /> <br />Applicant is requesting approval of various entitlements in order to construct <br />the City Place project, which is a mixed use development with approximately <br />57,700 square feet of commercial space (being a mix of sit-down <br />restaurants, retail and market); and 187 residential units divided as follows; <br />approximately 73 for-sale live-work lofts; approximately 112 for-sale <br />townhomes and 2 single family detached homes, all for the approximately <br />17.7 acres located at the northeast corner of Main Street and Memory Lane, <br />2775 North Main Street. <br /> <br />On October 25, 2004, the Planning Commission held a duly noticed public <br />hearing, and voted to continue the matter to December 13, 2004. <br /> <br />On December 13, 2004 the Planning Commission voted by a vote of 6:1 <br />(Sinclair opposed) to recommend that the City Council: <br /> <br />1. Adopt a resolution certifying Final Environmental Impact Report (EIR) <br />No. 2004-01. <br /> <br />B. <br /> <br />C. <br /> <br />2. <br /> <br />Adopt an ordinance approving Zoning Ordinance Amendment No. <br />2004-06. <br />Adopt an ordinance approving Development Agreement No. 2004-04. <br />Adopt a resolution approving Conditional Use Permit No. 2004-28 as <br />conditioned. <br /> <br />3. <br />4. <br /> <br />D. <br /> <br />Adopt a resolution approving Vesting Tentative Tract Map No. 2004- <br />06 (County Map No. 16565) as conditioned. <br /> <br />6. Adopt a resolution approving Site Plan Review No. 2004-05. <br /> <br />The City Council of the City of Santa Ana held a duly noticed public hearing <br />on the abovesaid actions for City Place Development on February 7, 2005, <br />and at that time considered all testimony, written and oral. After closing the <br />public hearing, the Council adopted a motion continuing the matter to its <br />February 22, 2005 regular meeting and directing staff to return the Project <br />for approval with the following adjustments: <br /> <br />5. <br /> <br />Ordinance NS-2676 <br />Page 1 of 39 <br />
