<br />KO - 5/7/07 <br />RESOLUTION NO.2007-22 <br />A RESOLUTION OF THE PLANNING COMMISSION <br />OF THE CITY OF SANTA ANA APPROVING <br />NEIGHBORHOOD PROJECT REVIEW NO. 2006-18 <br />TO ALLOW THE CONSTRUCTION OF A <br />RESIDENTIAL ADDITION AND AN ADDITION TO <br />THE GARAGE AT 823 SOUTH VAN NESS AVENUE <br />LOCATED IN THE SPECIFIC DEVELOPMENT 40 <br />ZONE (SD-40) (HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby <br />finds, determines and declares as follows: <br />A. The property owner is requesting approval of Neighborhood Project <br />Review No. 2006-18 to allow the construction of a residential <br />addition and garage addition at 823 South Van Ness Avenue, which <br />is located within the Specific Development 40 Zone (SD-40) <br />(Heninger Park). <br />B. The applicant is proposing to construct a 300 square foot addition <br />at the rear of the existing single-family residence, and a 237 square <br />foot extension of one of the existing one-car garage to create atwo- <br />cargarage. <br />C. The proposed addition will match all the exterior elements of the <br />existing residence including the wood siding, double-hung wood <br />windows, and roof pitch. <br />D. The Heninger Park Review Committee has reviewed the proposed <br />construction and recommends approval of the project. <br />E. Santa Ana Municipal Code Section 41-593.5(c) requires the <br />Planning Commission to review all plans within a Specific <br />Development Plan area to ensure that the project is in conformity <br />with the approved Specific Development. <br />F. On May 14, 2007, the Planning Commission conducted the <br />necessary review pursuant to Santa Ana Municipal Code Section <br />41-593.5(c). <br />• G. After considering all of the evidence submitted, the Planning <br />Commission finds and determines that Neighborhood Project <br />Resolution No. 2007-22 <br />Page 1 of 4 <br />
