• Koo-06/09/04 <br />RESOLUTION NO. 2004-21 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 2004-05 TO PERMIT THE <br />CONSTRUCTION OF A NEW GARAGE AT 515 SOUTH <br />GARNSEY STREET IN THE SPECIFIC DEVELOPMENT 40 <br />ZONE (SD-40) (HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Property Owner is requesting approval of Neighborhood Project <br />Review No. 2004-05 to permit the construction of a new two-car garage <br />located at 515 South Garnsey Street, which is located within the Specific <br />Development 40 Zone (SD-40) (Heninger Park). <br />1. The detached garage will be designed to reflect the existing <br />California Bungalow architectural style of the residence. <br />2. Exterior design elements for the garage include salvaging and <br />reusing the Criss-cross latticework vents from the existing garage, <br />clapboard wood siding, triangular wood knee braces and a wood <br />window with wood trim that match the residence. <br />B. The Heninger Park Site Review Committee has reviewed the proposed <br />construction for conformance with these standards and has recommended <br />three minor revisions to the plan. The applicant has revised the plan to <br />comply with the recommended changes. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />D. The Planning Commission after considering all of the evidence submitted, <br />finds and determines that Neighborhood Project Review No. 2004-05 <br />project is consistent with the Heninger Park Architectural Design <br />Guidelines and complies with the Heninger Park zoning provisions. <br /> <br />Resolution No. 2004-21 <br />Page 1 of 2 <br />
