<br />RESOLUTION NO. 2004-18 <br />Koo-06/09/04 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 2004-02 TO PERMIT THE <br />CONSTRUCTION OF A RESIDENTIAL ADDITION TO AN <br />EXISTING SINGLE-FAMILY RESIDENCE AT 726 SOUTH <br />ROSS STREET IN THE SPECIFIC DEVELOPMENT 40 <br />ZONE (SD-40) (HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Property Owner is requesting approval of Neighborhood Project <br />Review No. 2004-02 to permit the construction of a residential addition to <br />an existing single-family residence at 726 South Ross Street, which is <br />located within the Specific Development 40 Zone (SD-40) (Heninger <br />Park). <br />The addition will be constructed to reflect the existing 1920s <br />Spanish Colonial Revival architecture style. <br />2. The exterior design elements for the addition include the relocation <br />and re-use of the existing single-hung wood windows and <br />historically appropriate doors at the rear of the residence. <br />3. The exterior finish of the addition will match the existing stucco <br />finish of the residence. <br />B. The Heninger Park Site Review Committee has reviewed the proposed <br />construction for conformance with these standards and has recommended <br />approval of the project as proposed. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />D. The Planning Commission after considering all of the evidence submitted, <br />finds and determines that Neighborhood Project Review No. 2004-02 <br />Resolution No. 2004-18 <br />Page 1 of 2 <br />
