KO-06/01 /04 <br />• RESOLUTION NO. 2004-15 <br />A RESOLUTION OF THE PLANNING COMMISSION OF <br />THE CITY OF SANTA ANA APPROVING SITE PLAN <br />REVIEW NO. 2004-02 AND CONDITIONAL USE PERMIT <br />NO. 2004-09 AS CONDITIONED FOR CONSTRUCTION <br />OF A PARKING STRUCTURE FOR THE PROPERTY <br />LOCATED AT 1500 AUTO MALL DRIVE WHICH IS WITHIN <br />SPECIFIC DEVELOPMENT NO. 60 (SD-60) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant is requesting approval to construct a sales, service and <br />office area to their existing dealership. A conditional use permit is also <br />requested to construct afive-level, six tier parking structure for the <br />property located at 1500 Auto mall Drive which is within in the Specific <br />Development No. 60 (SD-60) zoning district. <br />u <br />B. Site Plan Review No. 2004-02 and Conditional Use Permit No. 2004-09 <br />came before the Planning Commission of the City of Santa Ana on May 10, <br />2004. <br />C. Section 41-593.5(c) of the Santa Ana Municipal Code requires a review by <br />the Planning Commission of all plans within a specific development plan <br />area to ensure the project is in conformity with the Specific Plan. <br />The project is in compliance with all applicable development <br />standards outlined within the Specific Development Plan (SD-60). <br />2. The project exceeds the landscape requirements for SD-60. <br />D. The applicant is requesting approval of Conditional Use Permit No. 2004- <br />09 to construct afive-level parking structure. <br />1. SD-60 allows parking structures not exceeding five levels and not <br />higher than 60 feet subject to the issuance of a conditional use <br />permit. <br />2. Santa Ana Municipal Code Section 41-638 authorizes the Planning <br />Commission to grant a conditional use permit upon making certain <br />findings. <br /> <br />Resolution No. 2004-15- <br />Page 1 of 4 <br />
