• <br />RESOLUTION NO. 2004-01 <br />Koo-1 /9/04 <br />A RESOLUTION OF THE PLANNING COMISSION OF THE <br />CITY OF SANTA ANA APPROVING NEIGHBORHOOD <br />PROJECT REVIEW NO. 2003-03 TO PERMIT THE <br />CONSTRUCTION OF A SINGLE-FAMILY RESIDENCE <br />AND TWO-CAR GARAGE AT 437 SOUTH BIRCH STREET <br />IN THE SPECIFIC DEVELOPMENT 40 ZONE (SD-40) <br />(HENINGER PARK) <br />BE IT RESOLVED BY THE PLANNING COMMISSION OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Planning Commission of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The Applicant, The Santa Ana Community Redevelopment Agency, is <br />requesting approval of Neighborhood Project Review No. 2003-03 to <br />permit the construction of asingle-family residence and a detached two- <br />• car garage at 437 South Birch Street, which is located within the Specific <br />Development 40 (SD-40) Zoning District (Heninger Park). <br />Both the residence and garage will be constructed to reflect a <br />Craftsman Bungalow architectural style. <br />2. The new construction on the site has been designed to reflect the <br />scale, characteristics, materials and colors of the existing <br />residences in the neighborhood. <br />B. The Heninger Park Site Review Committee has reviewed the proposed <br />construction and approved the project as proposed. <br />C. Santa Ana Municipal Code Section 41-593.5(c) requires the Planning <br />Commission to review all plans within a Specific Development Plan area <br />to ensure that the project is in conformity with the approved Specific <br />Development. <br />D. The Planning Commission after considering all of the evidence submitted, <br />finds and determines that Neighborhood Project Review No. 2003-03 <br />project is consistent with the Heninger Park Architectural Design <br />Guidelines and complies with the Heninger Park zoning provisions. <br /> <br />Resolution No. 2004-01 <br />Page 1 of 2 <br />
