•RESOLUTION NO. 2008 -13 ROH — 9/24/08 <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA ADOPTING MINOR <br />EXCEPTION NO. 2008 -04 TO ALLOW SIX WALL SIGNS TO <br />EXCEED THE ALLOWABLE HEIGHT PLACEMENT <br />REQUIREMENT AT 1945 EAST SEVENTEENTH STREET <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Applicant is requesting approval of Minor Exception No. 2008 -04 to allow <br />six wall signs to exceed the allowable height placement requirement at <br />1945 East Seventeenth Street. <br />B. Minor Exception No. 2008 -04 came before the Zoning Administrator of the <br />City of Santa Ana for a public hearing on September 24, 2008. <br />• C. The applicant is requesting relief from Section 41- 863(d)(1) of the Santa <br />Ana Municipal Code (SAMC) to create a sign program which will allow six <br />signs on the building in the northwest portion of the property to exceed the <br />height limit for wall signs. <br />D. Santa Ana Municipal Code Section 41 -638 authorizes the Zoning <br />Administrator to grant a minor exception upon making certain findings. <br />1. That the granting of a minor exception to allow two or more <br />independent uses to share the required parking stalls will not result <br />in a conflict between parking for one use and parking for another due <br />to differences in time of primary utilization of parking. <br />Special circumstances exist in that the unique architecture of <br />the building, specifically the metal canopy that extends over <br />several of the suites and the two -story glass tower features <br />prevents wall signs from locating at the 20 -foot maximum <br />height requirement for wall signs. Additionally, the building's <br />location in the rear of the property limits the visibility of wall <br />signs for motorists when placed at the standard height. <br />2. That the granting of a minor exception will not substantially increase <br />• difficulties of vehicle maneuverability or traffic congestion on the <br />project site. <br />Resolution No. 2008 -13 <br />Page 1 of 5 <br />
