ZONING ADMINISTRATOR HEARING <br />MINUTES <br />JUNE 17, 2009 <br />MINOR EXCEPTION NO. 2009 -03 <br />10:38 a.m. <br />Mr. Sergio Klotz, Zoning Administrator, called to order the public hearing in the City Hall <br />Ross Annex Conference Room 2001. <br />Also in attendance were: Antonio Alvarez, Applicant; Matt Foulkes, Assistant Planner I; <br />and Jocelyn Magalona, Recording Secretary. <br />Matt Foulkes presented the staff report and recommendation. <br />There were no written communications. <br />Mr. Klotz referred to Condition 2 and stated the parking analysis by KOA Corporation <br />was for how Cancun Juice operates to make sure there is ample parking available. He <br />noted that should the vacant spaces also operate as restaurants, they too will have to <br />go through the same analysis to justify their request which may turn out differently. <br />Discussion followed regarding the outdoor area and patio furniture. <br />Mr. Klotz added Planning Condition 4 requiring any barrier on the outdoor seating area <br />be of either large potted plants or a decorative fence consisting of wrought iron and <br />pilasters to match the commercial building. <br />Mr. Klotz inquired if the applicant read and agreed to the conditions including the <br />modification.
