ZONING ADMINISTRATOR HEARING <br />MINUTES <br />NOVEMBER 28, 2012 <br />MINOR EXCEPTION NO. 2012 -03 <br />12:05 p.m. <br />Mr. Sergio Klotz, Zoning Administrator, called to order the public hearing in the City Hall <br />Ross Annex Conference Room 2001. <br />Also in attendance were: Saul Delgado, Applicant; Matt Foulkes, Management Aide; <br />Ryan Hodge, City Attorney; and Jocelyn Magalona, Recording Secretary. <br />There were no written communications. <br />Mr. Foulkes presented the staff report and recommendation for approval. <br />Discussion and clarification was made regarding the open space, parking and the <br />Craftsman Bungalow architectural style. The Zoning Administrator noted the location of <br />the site adjacent to a mix of single - family residences, multi - family and commercial uses <br />with varying building heights created a more appropriate setting for a two story structure <br />in the project site. The Zoning Administrator noted excessive stucco in the architecture <br />and added Condition No. 4 requiring architectural revision to the primary residence and <br />the second dwelling unit to align with the craftsman bungalow style per the citywide <br />design guidelines prior to entering into plan check.
