ROH — 03/26/14 <br />RESOLUTION NO. 2014 -02 <br />A RESOLUTION OF THE ZONING ADMINISTRATOR OF <br />THE CITY OF SANTA ANA APPROVING MINOR <br />EXCEPTION NO. 2014 -01 AS CONDITIONED TO ALLOW A <br />REDUCTION IN PARKING FOR THE GATEWAY PLAZA <br />COMMERCIAL CENTER LOCATED AT 1401 -1501 WEST <br />MACARTHUR BOULEVARD <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. The applicant is requesting approval of Minor Exception No. 2014 -01 to <br />allow a twenty -two (22) space reduction in parking for a proposed <br />restaurant and medical office use at 1401 -1501 West MacArthur <br />Boulevard. <br />B. Minor Exception No. 2014 -01 came before the Zoning Administrator of the <br />City of Santa Ana on March 26, 2014, for a duly noticed public hearing. <br />C. The subject site is located within the General Commercial (C -2) zoning <br />district. Per Santa Ana Municipal Code Section 41 -1341, which applies to <br />the C -2 zone, one parking space is required for each 100 square feet of <br />floor area for a restaurant, while Section 41 -1346 requires one parking <br />space for each 167 square feet of medical office floor area. A total of 174 <br />parking spaces are required for the various retail, office, medical and <br />restaurant uses currently found at the center and for the proposed uses, <br />while only 152 parking spaces are provided. <br />D. Santa Ana Municipal Code Section 41- 632(3)(g) gives the City the ability <br />to grant a parking reduction through the minor exception process of up to <br />a maximum of 20 percent of the required parking spaces. The proposed <br />request is to allow a reduction of thirteen percent (22 parking spaces of <br />174 required). <br />E. Santa Ana Municipal Code Section 41 -638.1 authorizes the Zoning <br />Administrator to grant a Minor Exception upon making certain findings <br />which have been met. <br />1.
