ZONING ADMINISTRATOR HEARING <br />MINUTES <br />MARCH 4, 2015 <br />MINOR EXCEPTION NO. 2015 -02 <br />10:33 a.m. <br />Verny Carvajal, Acting Zoning Administrator, called to order the public hearing in the City Hall <br />Ross Annex Conference Room 2001. <br />Also in attendance were: Macda Gabrakirstos and Cruz Ramirez, Applicants; Melvin Shanks, <br />Giorgio Nanni, Olivia Arzate and Martha Sandoval, Residents; Hally Soboleske, Associate <br />Planner; Ryan Hodge, City Attorney; and Jocelyn Magalona, Recording Secretary. <br />No written communications were received. <br />Ms. Soboleske presented the staff report and recommendation for approval. <br />There were no comments from the applicants. <br />The residents are in support of the project but wanted to address specific concerns. <br />Mr. Shanks is concerned with parking on the alley site and its impacts. Mr. Nanni stated his <br />concern with graffiti and suggested using graffiti resistant measures. Ms. Arzate inquired <br />about the second dwelling unit policy and its adoption which the Zoning Administrator clarified. <br />Discussion and clarification followed regarding the garage size, setbacks and open space. <br />The Zoning Administrator suggested the plan be revised to create a minimum setback of 20 <br />feet between the existing house and proposed second unit to allow for more open space and <br />reduce the size of the three -car garage to comply with the R1 zoning standards. <br />The Zoning Administrator continued Minor Exception No. 2015 -02 to March 25, 2015 and allow <br />the applicants time to revise the plans. <br />The hearing adjourned at 11:01 a.m. <br />Jocelyn Magalona <br />Recording Secretary <br />kg @al minutes\ 2015 \150304_ZAMi nutes_5255 Broadway <br />
