LS 12.16.15 <br />RESOLUTION NO. 2015-04 <br />A RESOLUTION OF THE ZONING ADMINSTRATOR OF <br />THE CITY OF SANTA ANA APPROVING MINOR <br />EXCEPTION NO. 2015-04 AS CONDITIONED TO ALLOW <br />A REDUCTION IN THE OFF-STREET PARKING <br />REQUIREMENTS FOR THE PROPERTY LOCATED AT <br />2320 PULLMAN STREET <br />BE IT RESOLVED BY THE ZONING ADMINISTRATOR OF THE CITY OF <br />SANTA ANA AS FOLLOWS: <br />Section 1. The Zoning Administrator of the City of Santa Ana hereby finds, <br />determines and declares as follows: <br />A. Applicant is requesting approval of Minor Exception No. 2015-04 to allow a <br />reduction in the off-street parking requirements in order to construct a 4,900 <br />square foot addition at the property located at 2320 Pullman Street. <br />B. Santa Ana Municipal Code Section 41-638.1 requires approval of a Minor <br />Exception to allow a reduction in the off-street parking requirements in order <br />to construct a 4,900 square foot addition for an existing <br />industrial/manufacturing facility in the Light Industrial (M1) zoning district. <br />C. The applicant is requesting approval of a Minor Exception from Section 41- <br />1390 and 1391 of the Santa Ana Municipal Code (SAMC) to allow a <br />reduction in parking for the proposed building expansion. Pursuant to <br />Sections 41-1390 and 1391, two (2) parking spaces are required for each <br />1,000 square feet of production area, and one parking space is required <br />for each 1,000 square feet of warehouse area. As proposed, a total of 36 <br />parking spaces are required, while 34 spaces are provided. <br />D. On December 16, 2015, the Zoning Administrator held a duly noticed <br />public hearing on Minor Exception No. 2015-04. <br />E. The Zoning Administrator determines that the following findings, which <br />must be established in order to grant this Minor Exception to Santa Ana <br />Municipal Code (SAMC) Section 41-638.1, have been established for <br />Minor Exception No. 2015-04 to allow the reduction in off-street parking: <br />Section 41-632(3)(g) of the SAMC gives the City the ability to allow <br />a parking reduction through the minor exception process of up to a <br />maximum of 20 percent (20%) of the required parking spaces.
