ORDINANCE NO. NS-1200 <br /> <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY <br />OF SANTA ANA ADDING DIVISION 26 TO ARTICLE III <br />OF CHAPTER 41 OF THE SANTA ANA MUNICIPAL CODE, <br />CONSISTING OF SECTIONS 41-593 THROUGH 41-593.7 <br />INCLUSIVE, PERTAINING TO THE ESTABLISHMENT OF <br />SPECIFIC DEVELOPMENT USE DISTRICTS <br /> <br /> THE CITY COUNCIL OF THE CITY OF SANTA ANA DOES ORDAIN <br />AS FOLLOWS: <br /> <br /> SECTION 1: That the Santa Ana Municipal Code is hereby <br />amended by adding a Division to be numbered 26 to Article III <br />of Chapter 41, said Division 26 to consist of sections numbered <br />41-593 through 41-593.7 inclusive and to read as follows: <br /> <br />DIVISION 26 (SPECIFIC DEVELOPMENT) <br /> <br />Sec. 41-593. Applicability of Division. <br /> <br /> The regulations contained in this division shall apply to <br />all property within a district where the district symbol is com- <br />bined with the "SD" (Specific Development)suffix and to all pro- <br />perty within the "SD" (Specific Development) District, when <br />applied as a separate district. In all cases where a plan in <br />an SD District has been approved the "SD" symbol shall be fol- <br />lowed by a number to designate the Specific Development plan <br />n%mlber (e.g., SD-l) and the development that shall be permitted <br />subject to the provisions of the approved specific development <br />Dlan and the regulationS of this chapter. <br /> <br />Sec. 41-593.1. Purpose and Intent. <br /> <br /> The Specific Development District and suffix is authorized <br />and established for the purpose of protecting and promoting the <br />public health, safety and general welfare of the City and its <br />residents by: <br /> <br />protecting and enhancing the value of properties <br />by encouraging the use of good design principles <br />and concepts, as related to the division of pro- <br />perty, site planning and individual improvements <br />with full recognition of the significance and <br />effect they have on the proper planning and dev- <br />elopment of adjacent and nearby properties. <br /> <br />J <br /> <br />encouraging, securing and maintaining the orderly <br />and harmonious appearance, attractiveness and <br />aesthetic development of structures and grounds <br />in order that the most appropriate use and value <br />thereof be determined and protected. <br /> <br />providing a method whereby specific development <br />plans are to be based on the general plan as <br />well as other regulations, programs, and legis- <br />lation as may in the judgment of the City be <br />required for the systematic execution of the <br />general plan. <br /> <br />recognizing the interdependence of land values <br />and aesthetics and providing a method to imple- <br />ment this interdependence in order to maintain <br />the values of surrounding properties and improve- <br />ments and encouraging excellence of property <br />development, compatible with the general plan for, <br /> <br /> <br />
