Other soil characteristics that can influence <br />corrosivity toward metals are pH, chemical content, soil types and site drainage. <br />Based on test results, the soils are classified as severely corrosive to ferrous metals and <br />low to Portland cement concrete. Therefore, we recommend Type II cement and a <br />maximum water-cement ratio of 0.50 be used for all concrete Portland cement for all <br />concrete elements in contact with soil. All fenous metals and pipes should be properly <br />coated and wrapped. <br />Soluble sullate content in soil has a significant impact on concrete deterioration over <br />tirne. However, sulfate exposure is negligible for this site. <br />Sitc Dreinrgc: The site should be sloped to direct water from any source away from all <br />structures. Roof gutters and down spouts shall be provided for building and water shall <br />be diverted to storm drain system. <br />Grading Recommendations: <br />The site grading will be required at the project site for clearing and over excavations <br />Grading and excavations shall be accomplished as follows: <br />Prior to grading, existing structures, its foundation, existing asphalt and concrete <br />hardscape areas, free standing walls, trees, grass should be removed to full depth and <br />hauled off-site. Existing utilities should be rernoved and relocated as required. Any <br />construction debris or contaminated material shall be removed and hauled away from the <br />srte <br />Planters near the building should be avoided if possible and if used, they should be water <br />proofed.
