<br />1. THESE PLANS INDICATE THE GENERAL SCOPE AND LAYOUT OF THE PROPOSED DEMOLITION AND INTERIM REDEVELOPMENT PLANS FOR THE
<br />PROPERTY LOCATED AT 420 - 430 EAST DYER ROAD, SANTA ANA, CALIFORNIA 92707.
<br />2. ALL WORK SHALL BE PERFORMED IN ACCORDANCE WITH ALL APPLICABLE CODES, STANDARDS, AND REGULATIONS.
<br />3. ALL ACTIVE OPERATIONS, INCLUDING CONSTRUCTION, DEMOLITION, AND EARTHWORK SHALL COMPLY WITH SOUTH COAST AIR QUALITY
<br />MANAGEMENT DISTRICT (SCAQMD) RULE 401 FOR VISIBLE EMISSIONS, 402 FOR NUISANCE, RULE 403 FOR FUGITIVE DUST, AND ANY OTHER
<br />APPLICABLE SCAQMD REGULATIONS.
<br />4. PLANS SHOWN ARE SCHEMATIC IN NATURE AND ARE BASED UPON CURRENTLY AVAILABLE INFORMATION. PLANS MAY NOT ACCURATELY
<br />REFLECT CURRENT SITE CONDITIONS. THE CONTRACTOR SHALL VERIFY JOB SITE CONDITIONS AND DIMENSIONS BEFORE BEGINNING WORK.
<br />IF A DISCREPANCY BETWEEN THE PLANS AND SITE CONDITIONS IS OBSERVED THAT MAY ALTER OR IMPACT THE SCOPE OF WORK, THE
<br />CONTRACTOR SHALL IMMEDIATELY STOP WORK AND CONTACT THE ENGINEER OF RECORD (ENGINEER).
<br />5. ALL WORK AT THE SITE SHALL BE PERFORMED IN ACCORDANCE WITH THE SITE-SPECIFIC HEALTH AND SAFETY PLAN (HASP) AND THE SOIL
<br />MANAGEMENT PLAN (SMP), AND BE PERFORMED BY QUALIFIED AND TRAINED PERSONNEL.
<br />6. THE CONTRACTOR SHALL CLEARLY MARK THE WORK AREA, INCLUDING ANY PROPOSED EXCAVATIONS. THE WORK ARES SHALL BE
<br />CLEARED BY UNDERGROUND SERVICE ALERT OF SOUTHERN CALIFORNIA (USA) AND THE OWNERS OF KNOWN UTILITIES IN THE AREA.
<br />SUBSURFACE WORK SHALL NOT COMMENCE UNTIL AN AREA HAS BEEN CLEARED.
<br />7. THE CONTRACTOR SHALL KEEP THEIR GENERAL WORK AREA CLEAN AND ORDERLY AND FREE OF LITTER AND DEBRIS. UNLESS OTHERWISE
<br />ALLOWED BY THE CONTRACT DOCUMENTS, THE CONTRACTOR IS RESPONSIBLE FOR REMOVING THEIR OWN WASTE MATERIALS AND DEBRIS
<br />IN A TIMELY MANNER.
<br />8. THE CONTRACTOR SHALL KEEP AT LEAST ONE COPY OF THE LATEST APPROVED VERSION OF THESE DOCUMENTS AND THE DEMOLITION
<br />PERMIT ON-SITE AT ALL TIMES. CITADEL SHALL HAVE ACCESS TO THE CONTRACTOR'S DOCUMENTS AT ALL TIMES.
<br />9. THE CONTRACTOR SHALL MAINTAIN A SET OF AS-BUILT PLANS. THE CONTRACTOR SHALL PERIODICALLY REVIEW THE AS-BUILT PLANS W(ITH
<br />THE ENGINEER TO ENSURE THAT CHANGES ARE KEPT UP TO DATE.
<br />10. THE CONTRACTOR SHALL PERFORM ALL WORK NECESSARY TO COMPLETE THE PROJECT IN A SATISFACTORY AND TIMELY MANNER. UNLESS
<br />EXPLICITLY STATED, THE CONTRACTOR SHALL FURNISH ALL MATERIALS, EQUIPMENT, TOOLS, LABOR, AND INCIDENTALS NECESSARY TO
<br />COMPLETE THE PROJECT.
<br />11. ALL MATERIALS, EQUIPMENT, AND TOOLS FURNISHED BY THE CONTRACTOR SHALL BE WELL-MAINTAINED, IN GOOD WORKING CONDITION,
<br />AND FREE FROM DEFECTS.
<br />12. QUALITY OF WORK SHALL BE TO GENERALLY ACCEPTED STANDARDS; MATERIAL AND WORK QUALITY ARE SUBJECT TO THE ENGINEER'S
<br />APPROVAL. MATERIAL AND WORK NOT CONFORMING THE REQUIREMENTS OF THIS PLANS OR ANY OTHER CONTRACT DOCUMENT SHALL BE
<br />CONSIDERED DETECTIVE AND SUBJECT TO REJECTION. DEFECTIVE MATERIALS OR WORK, WHETHER IN PLACE OR NOT, SHALL BE REMOVED
<br />FROM THE SITE BY THE CONTRACTOR, AT THEIR EXPENSE, AT THE DIRECTION OF THE ENGINEER.
<br />13. DEMOLISHED MATERIALS SHALL BE SEGREGATED AND BE REMOVED FROM THE SITE BY THE CONTRACTOR IN A PROMPT AND TIMELY MATTER.
<br />MATERIALS SHALL BE DISPOSED OF IN ACCORDANCE WITH ALL APPLICABLE FEDERAL, STATE, AND LOCAL REGULATIONS.
<br />14. UNLESS SPECIFIED OTHERWISE, SUBMITTALS WILL BE REQUIRED FOR ALL MATERIALS TO BE USED FOR CONSTRUCTION. SHOP DRAWINGS WILL
<br />BE REQUIRED FOR ITEMS THAT WILL BE FABRICATED FOR THE WORK. CITADEL CAN WAIVE THIS REQUIREMENT FOR MINOR ITEMS AT THEIR
<br />DISCRETION.
<br />15. THE CONTRACTORS SHALL BE RESPONSIBLE FOR SITE MANAGEMENT DURING THE COURSE OF WORK OF THIS PROJECT, INCLUDING SAFETY
<br />OF ALL PERSONS AND PROPERTY. THIS REQUIREMENT SHALL APPLY CONTINUOUSLY AND NOT BE LIMITED TO NORMAL WORKING HOURS,
<br />AND THAT THE CONTRACTOR SHALL DEFEND, INDEMNIFY, AND HOLD THE OWNER AND ENGINEER HARMLESS FROM ANY AND ALL LIABILITY,
<br />REAL AND ALLEGED, IN CONNECTION WITH THE PERFORMANCE OF WORK ON THIS PROJECT, EXCEPT FOR LIABILITY ARISING FROM THE SOLE
<br />AND DIRECT NEGLIGENCE OF THE OWNER OR ENGINEER.

<br />CITADEL EHS (CITADEL), ON BEHALF OF INDUSTRIAL ENTERPRISES (OWNER) HAS PREPARED
<br />THESE PLANS TO SHOW THE GENERAL SCOPE OF THE PROPOSED DEMOLITION AND
<br />REDEVELOPMENT OF THE PROPERTY LOCATED AT 420 - 430 EAST DYER ROAD, SANTA ANA,
<br />CALIFORNIA 92707 (SITE). ALL ABOVEGROUND FEATURES OF THE SITE, INCLUDING
<br />STRUCTURES, HARDSCAPE, AND LANDSCAPE ARE PROPOSED TO BE DEMOLISHED.
<br />ADDITIONALLY, UTILITY CONNECTIONS, SUCH AS ELECTRIC, WATER, SEWER, GAS, AND
<br />TELECOMMUNICATIONS WILL BE DISCONNECTED AND CAPPED. THE SURFACE WILL BE
