<br />ADDITIONAL NOTES:
<br />1.THE SCOPE OF THE BUILDING INVESTIGATION WAS LIMITED TO THE FIRE DAMAGE OF THE
<br />STRUCTURE. THE SCOPE DID NOT INCLUDE EVALUATIONS REGARDING STRUCTURAL PEST
<br />INFESTATION, HAZARDOUS MATERIALS, PRE-EXISTING STRUCTURAL DEFICIENCIES,
<br />STRUCTURAL EARTHQUAKE RESISTANCE, OR CONFORMANCE WITH BUILDING CODES.
<br />2.IT IS THE RESPONSIBILITY OF THE FRAMING CONTRACTOR, HIS AGENT OR THE GENERAL
<br />CONTRACTOR TO VERIFY ALL FIELD DIMENSIONS, FIELD CONDITIONS, THE LENGTHS OF ALL
<br />SPANS FOR BEAMS, PURLINS, FRAMING ROOF AND CEILING AND ANY FLOOR MEMBERS
<br />THAT MAY BE INVOLVED IN THIS PROJECT. THE HEIGHT OF ANY MEMBER THAT IS USED IN
<br />FORMING THE DRAINAGE PATTERN AND ALL CONDITIONS THAT PERTAIN TO ANY MEMBERS
<br />NEW OR EXISTING, HE SHALL VERIFY THE NEW AND EXISTING CONDITIONS AGAINST THE
<br />DRAWINGS PRIOR TO THE ORDERING OF ANY MATERIALS. NOTIFY BCI ENGINEERING, IF
<br />THERE ARE ANY CONDITIONS THAT DO NOT MATCH DRAWINGS AND STOP ALL WORK
<br />IMMEDIATELY.
<br />3.IF ANY EXISTING STUCCO IS FOUND BY THE CONTRACTOR IN THE FIELD AFTER PERMITTING
<br />TO HAVE LOST ITS BOND TO THE FRAMING, OR IS BOWED AWAY FROM THE FRAMING, OR IN
<br />GENERAL IS LOOSE, THEN THE CONTRACTOR SHALL NOTIFY THE ENGINEER OF RECORD IN
<br />WRITING AND THE INSURANCE COMPANY IMMEDIATELY FOR INSTRUCTIONS FOR THE
<br />REPAIR OF THE STUCCO. THIS SHALL BE TYPICAL FOR ALL STUCCO AND PLASTER WALLS,
<br />SOFFITS, RETURNS AND ANY OTHER CONDITION THAT MAY AND DOES EXIST. OF THE
<br />CONTRACTOR FINDS MORE DAMAGE IN THE FIELD TO STUCCO AT THE POINT OF REPAIR OF
<br />ANY CRACK OR THE STUCCO AFFECTED SHALL BE IDENTIFIED IN WRITING TO THE
<br />ENGINEER OF RECORD IMMEDIATELY FOR INSTRUCTIONS FOR REPAIR OF THE STUCCO.
<br />4. ALL PORTLAND CEMENT EXTERIOR STUCCO AND INTERIOR PLASTER SHALL BE 7/8 INCH
<br />THICK OVER WOVEN OR WELDED WIRE LATH (UNBLOCKED) WITH 11 GAUGE X 1 ½ INCH
<br />LONG, 7/16 INCH DIAMETER HEAD NAILS OR 16 GAUGE STAPLES HAVING 7/8 INCH LONG
<br />LEGS PLACED AT 6 INCHES ON CENTER OVER 15# ORGANIC FELT ATTACHED DIRECTLY TO
<br />THE FRAMING SYSTEM. TWO LAYERS OF 15# ORGANIC FELT SHALL BE INSTALLED IF THE
<br />APPLICATION IS OVER PLYWOOD SHEATHING. STUCCO SHALL HAVE
<br />CORROSION-RESISTANT WIRE MESH WEEP SCREEDS A MINIMUM OF 6 INCHES ABOVE
<br />GRADE AT THE BOTTOM OF WALLS AND SHALL BE VERIFIED AT ANY AREA THAT CREATES
<br />AN ENCLOSED AREA OR SOFFIT AREA. IF EXPANSION JOINTS ARE EXISTING, THE
<br />CONTRACTOR SHALL MATCH THE EXPANSION JOINTS AT THE AREA OF NEW WORK. VERIFY
<br />WITH THE DRAWINGS IF AY OTHER EXPANSION JOINTS ARE REQUIRED.
<br />5.ALL SMOKE AND WATER DAMAGED GYPSUM BOARD SHALL BE REMOVED AND REPLACED
<br />WITH NEW ½” INCH TYPE-X GYPSUM BOARD, TAPED, SEALED AND FINISHED TO MATCH
<br />EXISTING UNLESS OTHERWISE NOTED. USE 5/8 INCH TYPE-X FIRE RATED GYPSUM BOARD
<br />INSIDE OF THE GARAGE WALLS AND CEILINGS WHERE ADJACENT TO THE HOUSE.
<br />6.THE CONTRACTOR SHALL INSPECT AND INSURE THAT ALL THE REPAIRS/BUILIDNG ARE
<br />MADE TO THOSE AREAS NOTES ON THE DRAWINGS AND SPECIFICATION. ANY ADDITIONAL
<br />DAMAGE CAUSED BY THE CONTRACTOR PROVIDING THE REPAIRS. BUILDING SHALL BE
<br />BROUGHT TO THE ATTENTION OF THE OWNER AND THE ENGINEER OR RECORD IN WRITING
<br />AND SHALL BE REPAIRED BY THE CONTRACTOR.
<br />7.REPLACE ALL DAMAGED INSULATION WITH R-13 INSULATION IN THE WALLS AND WHERE
<br />DAMAGE EXISTS TO THE INSULATION. THE CONTRACTOR SHALL MATCH THE EXISTING
<br />INSULATION R-VALUES AND SOUND RATING USING RESILIENT CLIPS AND MATCH EXISTING
<br />IF THEY ARE PRESENT IN THE EXISTING CONSTRUCTION. ALL DAMAGED UNDER FLOOR
<br />INSULATION AND ATTIC INSULATION SHALL BE REPLACED WITH R-19 UNDER FLOOR AND
<br />R-30 IN ATTICS. IF THIS PROJECT IS IN AN AREA WHERE THERE IS NOW THAN THE
<br />INSULATION REQUIREMENTS ARE DIFFERENT THAT THOSE STATED. ALSO SEE THE TITLE-24
<br />ENERGY CALCULATIONS FOR ADDITIONAL REQUIRED INFORMATION IF THE ENERGY
<br />CALCULATIONS ARE REQUIRED.
<br />8.THE BUILDING SHALL NOT BE OCCUPIED DURING FIRE REPAIR WORK, RETROFIT WORK,
<br />RE-MODEL WORK OR ANY OTHER WORK TO THE STRUCTURE SINCE THE BUILDING
<br />STRENGTH IS SUBSTANTIALLY WEAKENED AT ANY POINT DURING THE REPAIRS NOTED, THE
<br />REQUIRED EXISTS MAY OR SHALL BE BLOCKED AND THE REQUIRED SAFETY DEVICES SUCH
<br />AS SPRINKLERS, STANDPIPES, ALARM SYSTEMS ARE NOT OPERATIONAL AND ANY OTHER
<br />SAFETY ITEMS NOT MENTIONED ARE POSSIBLY NOT IN OPERATION DURING THE RE-MODEL
<br />OR REPAIR PHASE OF THE CONSTRUCTION. A CERTIFICATE OF OCCUPANCY MUST BE
<br />OBTAINED BY THE CONTRACTOR AND OWNER PRIOR TO OCCUPYING THIS BUILDING.
<br />9.NO CONSTRUCTION SUPERVISION IS INCLUDED IN THE WORK BEING PERFORMED AND IS
<br />NOT PART OF THE CONTRACT OR SERVICES THAT ARE BEING PROVIDED. IF SITE
<br />CONSULTATION IS REQUIRED, A FEE SHALL BE CHARGED FOR THAT CONSULTATION.
<br />10.ALL EPOXY INJECTION OR USE OF EPOXY SHALL FOLLOW THE RECOMMENDATIONS OF THE
<br />MANUFACTURER WITHOUT ANY DEVIATIONS AND FOLLOWING ALL THE RECOMMENDATIONS
<br />FOR INSTALLATIONS AND STRICTLY MAINTAINING QUALITY CONTROL OF THE INSTALLATION
<br />OF THE PRODUCTS. ANY USE OF PRODUCTS NOT SPECIFIED BY THESE DRAWINGS AND
<br />NOTES SHALL BE APPROVED IN WRITING BY THE ENGINEER OF RECORD AND APPROVED BY
<br />THE PLAN CHECKER FOR THE CITY OF RECORD PRIOR TO ANY INSTALLATION FOR THIS
<br />PROJECT.
<br />11.NO STRUCTURAL MEMBERS SHALL BE CUT FOR PIPES, VENTS, DUCTS AND OR OTHER
<br />SIMILAR OPENINGS OR OTHER ITEMS SUCH AS STRUCTURAL CONNECTORS AT ANY TIME
<br />WITHOUT THE WRITTEN APPROVAL OF THE ENGINEER OF RECORD.
<br />12.PROVIDE AND MAINTAIN SANITARY TOILET FACILITIES PRIOR TO AND DURING THE
<br />CONSTRUCTION AS REQUIRED BY THE CITY OR COUNTY OF RECORD.
<br />13.A PROTECTION FENCE OR PEDESTRIAN PROTECTION FENCE OR COVER, IF REQUIRED BY
<br />THE CITY OR COUNTY OF RECORD, SHALL BE CONSTRUCTED AND MAINTAINED
<br />CONFORMING TO THE BUILDING DEPARTMENT REQUIREMENTS AND IS THE RESPONSIBILITY
<br />OF THE CONTRACTOR OF RECORD TO CONSTRUCT AND TO VERIFY IF THE CITY SHALL
<br />REQUIRE THE FENCE INCLUDING ANY FEES NECESSARY FOR THE PERMITTING OF SAME.
<br />14.THE CONTRACTOR SHALL DETERMINE IF HE/SHE SHOULD DISCONNECT ANY AND/OR ALL
<br />EXISTING UTILITIES ON THE SITE UNLESS THE OWNER SIGNS A WRITTEN AUTHORIZATION
<br />TO LEAVE SAID UTILITY LINES.
<br />15.IF REQUIRED FOR THIS PROJECT, THE OWNER OR CONTRACTOR OR SUB-CONTRACTOR
<br />SHALL SUBMIT MECHANICAL, PLUMBING, AND ELECTRICAL PLANS AND CALCULATIONS AS
<br />REQUIRED BY THE CITY OR COUNTY OF RECORD BUILDING DEPARTMENT FOR APPROVAL
<br />PRIOR TO INSTALLATIONS. ALL MECHANICAL, PLUMBING, AND ELECTRICAL OR ANY OTHER
<br />SPECIAL ENGINEERING, INCLUDING ANY CALCULATIONS OR DRAWINGS, AND SUBMITTED TO
<br />THE CITY OR COUNTY OF RECORD FOR PLAN CHECKING AND PERMITS SHALL BE PREPARED
<br />AND PULLED BY THE OWNER, THE CONTRACTOR, OR SUB-CONTRACTOR. THESE NOTED
<br />FEES ARE NOT PART OF THE REPAIRS/BUILDING FEES BEING PERFORMED BY BCI
<br />ENGINEERING. ALL PLAN CHECK, GOVERNMENTAL FEES OR ANY OTHER FEES THAT SHALL
<br />BE IMPOSED AS A RESULT OF REPAIR/BUILDING WORK FOR ANY ITEM OR THOSE ITEMS
<br />INDICATED ON THE DRAWING SHALL BE PAID BY THE INSURANCE CARRIER/OWNER OR
<br />CONTRACTOR BASED ON THE INSURANCE POLICY INCLUDING THE PERMIT FEES OR THE
<br />CONTRACT BETWEEN THE OWNER AND CONTRACTOR.
<br />16.PROVIDE GFI PROTECTION TO ALL 120 VOLT, 15, AND 20 AMP RECEPTACLES INSTALLED IN
<br />BATHROOMS, AT COUNTERTOP SURFACES WITHIN 6 FEET OF KITCHEN SINK, OR ANY
<br />OTHER REQUIRED AREA AND IN GARAGES IF INCLUDED IN THIS WORK.
<br />17.PROVIDE 72 INCH HIGH NON-ABSORBENT WALL ADJACENT TO SHOWER AND APPROVED
<br />SHATTER-RESISTANT MATERIALS FOR SHOWER ENCLOSURE.
<br />18.ATTIC ACCESS OPENING SHALL NOT BE LESS THAN 22 INCH X 30 INCH. A 30 INCH CLEAR
<br />HEADROOM IN THE ATTIC SPACE SHALL BE PROVIDED ABOVE THE ACCESS OPENING. SEE
<br />PLANS FOR LOCATION.
<br />19.THE CONTRACTOR SHALL REPAIR OR REPLACE ALL THE FLOOR COVERINGS, GLAZING,
<br />CABINETRY, PAINTING WALL AND CEILING COVERAGE, WOOD TRIM AND WOOD FLOORING,
<br />DOORS, WINDOWS, AND DOOR AND WINDOW HARDWARE, RE-ALIGN ALL DOOR AND
<br />WINDOW OPENINGS,GYPSUM BOARD OR INTERIOR PLASTER, INSULATION, ELECTRICAL,
<br />HEATING AND VENTILATION EQUIPMENT, MECHANICAL, PLUMBING, BATH TUBS, SHOWERS,
<br />TOILETS, ROOFING, FIREPLACES, RECESSED LIGHTING AND/OR ANY OTHER ITEMS THAT
<br />ARE NOT NOTED IN THESE PLANS OR SHOWN ON THE DRAWINGS THAT HAVE BEEN AGREED
<br />TO THROUGH THE SCOPE OF WORK NECESSARY AND APPROVED BY THE INSURANCE
<br />CARRIER, THE OWNER OR THE ATTORNEYS REPRESENTING THE INDIVIDUAL OWNER
<br />AND/OR HIS /HER AGENT. ALL THE WORK AND SCOPE OF REPAIRS FOR NEW
<br />CONSTRUCTION AND REPAIR CONSTRUCTION THAT IS NON-STRUCTURAL IS BETWEEN THE
<br />OWNER, THE ATTORNEYS REPRESENTING THE INDIVIDUAL OWNER AND/OR HIS/HER AGENT,
<br />THE CONTRACTOR AND THE INSURANCE COMPANY AND IS NOT A PART OF THE WORK TO
<br />BE PERFORMED BY BCI ENGINEERS, DOING THIS REPAIR. ANY ITEMS THAT ARE NOT
<br />STRUCTURAL THAT ARE SHOWN, IS ONLY SHOWN ON THE DRAWINGS AS A PROCEDURE
<br />FOR THE CONTRACTOR TO BID THE PROJECT AND FOR THE CITY TO PLAN CHECK THIS
<br />PROJECT.
