Therefore, we are familiar with the <br />geotechnical conditions of the site. <br /> <br />Follow is a summary of our findings and conclusions and recommendations for this <br />project. <br /> <br />Site Description and Proposed Development <br /> <br />The subject property is located at the south-easterly corner of Cotter Street and Downie <br />Place, south of south of Garden Grove Blvd., north of Trask Avenue, east of Fairview <br />Street, west of Laird Street, and south-east of Garden Grove Freeway, within a developed <br />residential area. <br /> <br />A one-story house with 2 detached garages exists at the site. <br /> <br />Based on the Site Plan prepared by the designer, we understand that the proposed new <br />main house with 2-car garage and detached ADU will be located in a new parcel to <br />replace the existing garage which will be demolished. Another detached ADU will be <br />added onto the other new parcel where existing house with detached garage exists. <br /> <br />2515 & 2517 N <br />Cotter St5/1/2025
