2717 Huckleberry Rd, Unit #2 Santa Ana, CA 92706 <br /> <br /> <br /> <br />February 10, 2025 <br /> <br />Ismael Rayo <br />2717 Huckleberry Rd., <br />Santa Ana, CA 92706 <br /> <br />Dear Mr. Rayo: <br />Phillips Engineering is pleased to submit you this soil report for the ADU at your property located at 2717 <br />Huckleberry Rd, Santa Ana, CA 92706. <br />Based on the actual site condition, and our field observations, we are providing you a summary of geotechnical <br />studies. It is our opinion that the enclosed conclusions and recommendations can be implemented into the <br />construction and suitable for the intended use. <br /> <br />Site Description <br /> <br />The subject property is located at 2717 Huckleberry Rd, Santa Ana, CA 92706 , occupies a total area of 8,160 <br />sqft and is characterized by a rectangular shape. It is situated on the Huckleberry Road. The existing residence <br />is a single story, single family home with 3 bedrooms, 2 bathrooms, and a total area of 973 sqft structure, build <br />1959, the structure includes an detached garage. <br /> <br />Proposed Development <br /> <br />Proposed development consists of a new one-story, ADU with an approximately 1000 sqft. We anticipate <br />wood-frame construction founded on conventional continuous/spread footings with slab-on-grade ground <br />floors. Building loads are expected to be typical for this type of relatively light construction. <br /> <br />Geotechnical conditions <br /> <br />One (1) test hole has been drilled using a small diameter auger hand-operated drilling tool down to about 6 ft <br />deep. the approximate location of our test hole is depicted on the attached site plan. the geotechnical log of the <br />test hole is included in Appendix B. <br /> <br />The laboratory test results are also included in Appendix B. <br /> <br />Based on the published geologic map prepared by the California Division of Mines and Geology (CDMG), the <br />site is located within a broad flat alluvium and colluvium area. Based on our field observation and testing, the <br />near-ground surface soils at the site generally consisted of silty sand clay. <br /> <br />It is noted that the subject site is not a vacant un-developed lot where the underlying soils are unknown and <br />surrounded with vacant un-developed lots where the underlying soils are also not known. however, the subject <br />site is a previously graded lot which was previously approved by the city for construction of the existing house; <br />and the subject approved lot is also surrounded by previously approved lots where houses exist. Distress to the <br />on-site and off-site existing houses due to deep-seated settlement of the underlying earth materials was not <br />Page 2 of 22
