2717 Huckleberry Rd, Unit #2 Santa Ana, CA 92706 <br /> <br /> <br />observed and or reported. therefore, deep-seated settlement is not anticipated to be a problem for the proposed <br />new structure. therefore, drilling deeper test hole(s), substantial sampling, and consolidation testing for <br />verification of potential deep-seated settlement are not considered necessary and not performed for this project. <br />In addition, for conservative purposes, the lowest code values including the lowest bearing capacity of 1,500 <br />psf. are recommended to be used for structural design of the proposed structure. <br />Therefore, direct shear testing is not considered necessary and not performed for this project. <br />Also, for conservative purposes, the on-site soil is assumed to have high sulfate content; and type v cement with <br />concrete strength of 4,500 psi is recommended to be used for concrete in contact with the on-site soils. <br />therefore, sulfate content testing is not performed for the proposed project. it is also noted that, if there would be <br />any issues/problems relating to the underlying soils, they have probably been previously properly treated and <br />judged to be adequate for structural support, and approved by the city prior to construction of the existing <br />house. In addition, for conservative purposes, over-excavation and re-compaction of 3 ft. deep of the existing <br />soils underlying the proposed new structure is recommended. therefore, conventional laboratory tests such as <br />moisture content & in-situ density, grain-size analysis, etc. are not considered necessary and not performed for <br />the proposed project. <br /> <br />Groundwater <br /> <br />Groundwater was not an issue for the existing houses in the area. deep footings and/or deep excavations are not <br />proposed for this project. Therefore, groundwater is not anticipated to be a problem for the proposed <br />development. However, if wet soils are encountered, removal of the wet soils and replacement with drier soils <br />can be performed. <br /> <br />Geogrids and or crushed rock can also be used for bridging, as needed. This will be determined by the <br />geotechnical consultant based on the exposed conditions during the excavations at the site. note: The <br />historically highest groundwater level at the subject property is about 20 ft. deep. <br /> <br />Seismicity <br /> <br />The subject site is located in Southern California, which is a major earthquake-prone zone. Therefore, the <br />owner(s) of this property should be aware of the seismic risks associated with being located in this zone. <br /> <br />For conservative purposes, the Site Class D default should be used for the soils properties at the subject site. <br /> <br />The seismic Design Category D can be used for the site. <br /> <br />The following seismic parameters obtained from the computer program https://seismicmaps.org prepared by <br />SEAOC [Structural Engineers Association Of California ] in conjunction with California’s office of <br />statewide health planning and development [OSHPD] ) in accordance with ASCE7-16 & 2019 CBC can be <br />used for the subject property. <br /> <br /> Fa = 1.2 <br /> Fv = null* <br /> <br /> Mapped Spectral Accelerations Values: <br /> <br />Ss = 1.332 (for the short period of 0.2 second) <br />S1 = 0.474 (for the 1-second period) <br />Page 3 of 22
